'Doryong Xi Lafique,' Set to Become Doryong-dong's Landmark, Begins Special Pre-Sale Applications on the 10th

Recently, brand-name apartments have been performing well in the Daejeon pre-sale market.


A representative example is "Dunsan Xi I-Park," supplied in Dunsan-dong, Seo-gu, Daejeon. Located in the Dunsan New Town area, known as the heart of Daejeon, it has seen the highest number of ownership changes in the region, and pre-sale rights are being traded at increasing prices.


Another example is "Munhwa Xi SK View," a complex of 1,746 units supplied near Daejeon's old downtown area, which has reportedly completed sales for all units. This demonstrates that, even in a challenging Daejeon market, complexes with strong brand and location competitiveness attract definite demand.


GS E&C's Xi brand is highly preferred not only in Daejeon but also in Seoul and the greater metropolitan area, and is recognized as a premium apartment complex.


Industry insiders analyze that, unlike in the past when market trends were determined simply by supply volume, the current market is being reshaped so that the success or failure of a project depends on which construction company builds it. There is a clear trend of buyers gravitating toward complexes that differentiate themselves through brand value, builder reliability, and design competitiveness.


In this context, "Doryong Xi Lafique," which is accepting special pre-sale applications today, November 10, is drawing attention. As a new pre-sale project following the success of Dunsan Xi I-Park and Munhwa Xi SK View, it is generating high expectations.


Due to the strong regulations imposed on Seoul and key metropolitan areas under the October 15th policy, premium locations in regional cities have gained attention as a result of the so-called "balloon effect." In Daejeon, the value of Doryong-dong, considered a traditional affluent area, is now in the spotlight. "Doryong Xi Lafique," as a new project being supplied in Doryong-dong for the first time in a while, is also generating much anticipation.


The area is rich in living infrastructure. Within walking distance are Daedeok Elementary and High Schools, as well as Daedeok Middle School and Daejeon Science High School, creating a dense cluster of excellent schools that attract strong interest from parents. KAIST, the National Science Museum, and Yuseong Library are also nearby, providing outstanding educational and cultural environments for children. In addition, Shinsegae Department Store Art&Science, hospitals, and cinemas are close by, offering excellent convenience. Green spaces and parks such as Hwabong Mountain, Maebong Mountain, and Gapcheon are nearby, and the popular Daedeok Science Trail surrounds the complex, ensuring a pleasant residential environment even in the city center.


The transportation environment is also excellent. Bukdaejeon IC is nearby, providing easy access to the Gyeongbu and Honam Expressways, and Government Complex Station Intersection and Hanbat-daero can be reached by car in about 10 minutes. The expansion of regional transportation networks, such as the Chungcheong Region Metropolitan Railway (scheduled to open in 2026) and Urban Railway Line 2 Tram (scheduled to open in 2028), is expected to further improve transportation convenience.


In addition to its prime location, the project offers excellent features. "Doryong Xi Lafique" is mainly composed of mid- to large-sized units ranging from 84 to 175 square meters, which are highly preferred in the region. The buildings are arranged primarily facing south to maximize sunlight and ventilation while minimizing inter-building interference. Depending on the unit type, specialized layouts such as 4- to 5-bay designs, powder rooms, pantries, dressing rooms, and multi-purpose rooms are applied to enhance space utilization. The ground level of the complex features a central plaza, children's playgrounds, and various landscaped and relaxation areas to provide a comfortable living environment.


The exclusive residents' community center, "Club Xi-an," will include a fitness club, indoor golf practice range, sauna, study room, residents' cafe and book cafe, guest house, and private storage rooms. On the rooftop (3rd floor above ground) of the community facility, hotel and resort-style amenities such as a rooftop water feature, jacuzzi & cabana, and shower facilities will be provided. Additionally, a variety of hotel-style concierge services are planned, including package and quick delivery reception, laundry handling, car wash and maintenance, organizing and housekeeping support, as well as rental of shared items such as umbrellas and camping gear, operation of a cafe and snack bar, and personal training and golf lesson reservations. These offerings are expected to provide residents with a differentiated lifestyle experience.


The complex consists of four buildings, with three basement levels and 26 floors above ground, totaling 299 units. The design focuses on mid- to large-sized units ranging from 84 to 175 square meters. More than 53% of all units are larger than 85 square meters, making them particularly rare.


The pre-sale schedule begins today, November 10, with special supply applications, followed by first-priority applications on November 11 and second-priority applications on November 12. Winners will be announced on November 18, and contract signing will take place over three days from November 30 to December 2. Move-in is scheduled for December 2028.


Applicants who have held a subscription savings account for more than six months are eligible to apply for first-priority, regardless of whether they already own a home. The resale restriction period is six months.


The model home for Doryong Xi Lafique is located in Doryong-dong, Yuseong-gu, Daejeon.
