Applications for "Banpo Raemian Trini One," which is expected to yield a maximum profit of around 3 billion won due to the price ceiling system, will begin on November 10. As a result of the October 15 policy, the loan limit has been lowered and the requirements for actual residence have become stricter, so prospective buyers are struggling to come up with application strategies.


On November 7, at the Raemian Gallery in Munjeong-dong, Songpa-gu, Seoul, visitors at the Banpo Raemian Trini One model house were seen analyzing the layout by closely examining the scale model from various angles or studying the floor plans of types not on display. Visitors ranged from young couples with strollers or baby carriers to middle-aged people with children, representing a wide range of age groups. The model house operates on a reservation system and will be open until November 9.


"Banpo Raemian Trini One" is a reconstruction project of Banpo Apartment Zone 3, consisting of 17 buildings with a maximum of 35 floors above ground and 3 basement levels, totaling 2,091 units. Of these, 506 units are for general sale: 59㎡ (A: 223 units, B: 129 units, C: 26 units, D: 78 units) and 84㎡ (A: 14 units, B: 29 units, C: 7 units). There are 456 units of the 59㎡ type, making it the majority, while only 50 units of the 84㎡ type are available, and these are only on lower floors, so most applicants are expected to target the 59㎡ type.

A woman in her 50s living in Seocho-gu, met at the model house, said, "I'm considering applying for the 59㎡A type to increase my chances of winning. The loan restrictions are a burden, but I'll find a way. Although the sale price is said to be the highest ever, I think prices will keep rising in the future."


Another woman in her 50s living in Banpo-dong said, "This time, I'm going to apply for the 84㎡ type. The ceiling height is high, and the layout and landscaping are clean, so among the brands, I prefer Raemian the most. The nearby Banpo DH Class The offers a view of the Han River, so its price will likely rise further in the future, but the location of Trini One is also excellent."


A man in his 30s living in Yeouido said, "I carefully checked the location of the playground and the floor levels, and I thought the 59㎡ type was better than the 84㎡ type. I've already made my financial plans, and increasing my chances of winning is more important."

Due to loan regulations, you can only take out a mortgage loan of up to 200 million won, so only those with substantial cash reserves are expected to apply. Following the October 15 policy, the mortgage loan limit for homes priced over 2.5 billion won is set at 200 million won. Although the sale price for the 59㎡ type does not exceed 2.5 billion won, the loan limit is determined based on the market price. The sale price per 3.3㎡ for Raemian Trini One is 84.84 million won, making the 59㎡ units priced between 1.904 billion and 2.089 billion won, and the 84㎡ units between 2.651 billion and 2.749 billion won.


Many prospective buyers are concerned about the tighter loan regulations and mandatory residence requirements. A sales representative explained, "When taking out a loan, financial institutions require you to move in within six months. You can only rent out your unit if you pay the full purchase price in cash." He added, "Single-home owners can apply, but they must sell their current property to complete the purchase." Additionally, in overheated speculation zones, the resale restriction period is three years, and the mandatory residence period is also three years.


It is expected that at least 50,000 applications will be submitted for Banpo Raemian Trini One. In comparison, the Jamsil Le El project in August received about 69,000 applications. Although the loan limit has been reduced from 600 million won to 200 million won and the residence requirement has become stricter compared to August, the expected profit and the location are considered much more attractive.

The model house features units of the 59㎡B and 84㎡B types. The 59㎡ type has a four-bay layout with three bedrooms and two bathrooms. The ceiling height is 2.55 meters, which is higher than the standard apartment ceiling height of 2.4 meters, providing a more spacious feel. The kitchen and living room face each other, and there is enough space in the kitchen for a dining table. Next to the kitchen, there is a separate storage area where a washer and dryer can be installed.


The 84㎡B type has a storage room opposite the shoe cabinet at the entrance, and one of the smaller bedrooms has a balcony. In the B type, the master bathroom has a bathtub, and the common bathroom has a separate shower, giving it a hotel-like design. As a tower-type unit, the living room has two open sides and is relatively wide at 3.5 meters. If you choose the premium options, the toilet and faucets can be upgraded to luxury models.


The community facility, "Club Raemian," will be located on the first and second basement floors at the center of the complex, covering 6,776 square meters. It will be connected to Gubanpo Station on Subway Line 9. The community facility will include a restaurant, sauna, four-lane swimming pool, golf practice range, and cafe. On the 32nd and 33rd floors of Building 101, there will be a senior lounge and a book cafe sky lounge.


The application schedule for Raemian Trini One is as follows: special supply on November 10, first-priority for residents of the designated area on November 11, first-priority for other areas on November 12, and second-priority on November 13. The winners will be announced on November 19, and the contract signing period will be from December 1 to 4. The expected move-in date is August 2026. As this is a post-sale apartment, winners must pay a 20% down payment after the announcement on November 19, and the remaining balance is due nine months later at the time of move-in.
