"Double Station Areas" Continue Their Upward Trend!

An apartment complex expected to benefit from the "double station area" advantage has emerged in a non-regulated area of the Seoul metropolitan region, drawing attention.
The term "double station area" refers to a location adjacent to a transfer station where two subway lines intersect, or an area where residents can conveniently use two different subway stations. Compared to regular station areas, these locations offer significantly greater transportation convenience, making them highly sought after for residential purposes. Additionally, their rarity often leads to more favorable conditions for property value appreciation.
Recently, the residential value of "double station areas" has been on the rise, as the importance of transportation continues to grow in the housing market. According to the "2025 Real Estate Trends" report published by Korea Gallup Research Institute, homebuyers cited "transportation convenience" as the top consideration when choosing a property. Notably, the importance of "transportation convenience" in housing selection has increased compared to last year.
In this context, demand for new apartments in "double station areas" is heating up. According to the Korea Real Estate Board’s subscription platform, of the top 10 most competitive private apartment subscriptions in the Seoul metropolitan area from January to October this year, 7 were located in "double station areas."
Real estate experts have analyzed that "double station areas" not only offer superior transportation convenience compared to regular station areas, but also possess high scarcity value. This leads to greater liquidity and more pronounced property value increases. In particular, "double station area" apartments located in non-regulated zones, which are not subject to government lending restrictions, are expected to benefit even further, fueling higher expectations for price growth.

Against this backdrop, in November, a new "double station area" apartment complex called "Elif Wonjong" is set to be launched in Wonjong-dong, Bucheon, Gyeonggi Province, a non-regulated area of the Seoul metropolitan region.
"Elif Wonjong" is part of the Wonjong Airport Apartment Street Housing Redevelopment Project, located in the Wonjong-dong area of Bucheon, Gyeonggi Province. The complex consists of eight buildings, each with two basement levels and 14 above-ground floors, offering a total of 207 units with exclusive areas of 59㎡, 61㎡, 72㎡, 74㎡, and 84㎡. The project features mid- to small-sized layouts, which are highly favored by buyers. Of these, 98 units are available for general sale, specifically: 83 units of 59㎡, 7 units of 72㎡, and 8 units of 74㎡.
"Elif Wonjong" is situated between Wonjong Station on the Seohae Line and the planned Gokang Station on the Daejang-Hongdae Line. Meeting the criteria for a "double station area," it is considered to offer an optimal transportation environment. The Daejang-Hongdae Line, scheduled to break ground this year, will connect Daejang New Town, Wonjong Station, and Seoul's Hongdae Entrance Station. When it opens in 2030, travel time to Hongdae is expected to be reduced to around 20 minutes. Notably, some sections of this line will allow transfers to Lines 2, 5, and 9, which is expected to further enhance the residential value of the area.
Additionally, "Elif Wonjong" is a new mid- to small-sized apartment complex being developed in the Wonjong-dong area of Bucheon, which connects Seoul’s Magok District and Daejang District, the third new town. Wonjong-dong is considered a prime location, being close to Daejang District-one of the most promising areas of the third new town-and the Ojeong military base urban development site. Once all development is complete, the surrounding area is expected to transform into a new residential zone accommodating approximately 26,000 households.

The excellent educational environment is also noteworthy. "Elif Wonjong" is located about a one-minute walk from Ojeong Elementary School. As the proportion of home purchases by people in their 30s and 40s continues to rise, the value of apartments near elementary schools is increasing. In addition, Suju Middle School, Suju High School, and Suju Library are all within walking distance, making it an ideal environment for children's learning.
The area also boasts abundant living infrastructure and a nature-friendly residential environment. Facilities such as Homeplus Bucheon Yeowol Branch, Bucheon Jeil Market, Bucheon Uri Hospital, and Ojeong Eoul Madang provide convenient access to shopping, medical, and cultural amenities. Furthermore, green spaces such as Gokang Prehistoric Park, Eundemi Park, and Suju Neighborhood Park are located nearby. In short, the area is well-equipped with all the essential elements for residential living, and high resident satisfaction is expected.
The complex also offers specialized features. "Elif Wonjong" will include various community facilities for residents, such as a fitness center and indoor golf practice range. Additionally, the complex will be designed as a safe, park-style apartment with no vehicle traffic on the ground level, and landscaping will enhance the quality of residential life.
The reliability of the brand is also drawing attention. The construction company for "Elif Wonjong" is Kyeryong Construction, which has led the domestic construction culture with extensive experience accumulated over 55 years nationwide. As of last year, it ranked first in domestic public construction orders and this year ranked 15th in the national construction capability evaluation. Notable public construction projects include the Pyeongchang Winter Olympics Ice Arena, the Bank of Korea Integrated Annex, and Seoul Botanic Park. In addition, the company has consistently delivered major residential and commercial projects in key metropolitan areas such as Songpa and Mia Stations in Seoul, and the second Pangyo Techno Valley.
Meanwhile, the promotional center for "Elif Wonjong" will be set up in the Yeokgok-ro area of Ojeong-gu, Bucheon, Gyeonggi Province.
