Ulsan Real Estate Sees Triple Growth... "Ulsan Lake Park Aileen's Garden" to Launch Sales in November

Ulsan Real Estate Sees Triple Growth... "Ulsan Lake Park Aileen's Garden" to Launch Sales in November

The Ulsan real estate market has continued its upward trend this year. Not only are transaction volumes and housing prices rising, but the outlook for new apartment sales is also the highest in the country.


According to the Korea Real Estate Board, a total of 8,543 apartments were sold in Ulsan in the first half of this year, marking an increase of approximately 24.3% compared to the same period last year (6,869 units). This is the largest growth rate among regional areas. By contrast, the increase in apartment sales in other major cities such as Busan, Daejeon, and Gwangju was only in the 9-10% range during the same period.


This increase in transaction volume has led to a rise in housing prices. As of September this year, the apartment sales price index in Ulsan was 100.34, up 0.44 points from the previous year, according to the Korea Real Estate Board. This figure far exceeds the national sales price index increase of 0.08 points during the same period. In contrast, the index for other regional areas fell by 1.68 points.


This positive sentiment in Ulsan’s real estate market is spreading to the presale market. According to the Housing Industry Research Institute’s “October Apartment Sales Outlook Index,” Ulsan scored 107.1, significantly higher than the national average of 91.5. In September, Ulsan’s sales outlook index jumped by more than 30 points from the previous month, recording the highest increase nationwide.

As the value of Ulsan’s real estate market continues to rise, attention is focusing on new apartment projects in the Yaeum-dong area of Nam-gu, Ulsan, which is emerging as a new residential hub. IS Dongseo’s “Ulsan Lake Park Aileen’s Garden” is set to launch sales in November.


“Ulsan Lake Park Aileen’s Garden” will be located in two complexes in Yaeum-dong, Nam-gu, Ulsan. The first complex will consist of two basement floors and 25 above-ground floors, with 310 units of 84㎡ and 102㎡. The second complex will have three basement floors and 33 above-ground floors, with 210 units of 59㎡ and 84㎡, totaling 520 units. The wide range of mid-sized units, which are highly preferred by homebuyers, provides diverse options.


The Yaeum-dong area of Nam-gu, Ulsan, where “Ulsan Lake Park Aileen’s Garden” is being developed, is rapidly transforming into a major new residential area through various development projects. Currently, around 5,000 new apartment units are under active development in the vicinity, with multiple redevelopment projects such as Yaeum Districts 8, 10, and 13 leading the way. Once all these developments are completed, the Yaeum-dong area in Nam-gu, Ulsan, including those already occupied or sold, is expected to become a new residential zone with about 9,000 units.


With these future prospects, residential value is also rising sharply. According to the Korea Real Estate Board, the sales price index for Nam-gu, Ulsan, in September this year was 101.18, up 1.38 points from the previous month. This is about three times the increase seen in the overall Ulsan average, reflecting expectations for the area to become a major new residential district.


The project is also drawing attention for its reasonable sales price. “Ulsan Lake Park Aileen’s Garden” is expected to be offered at a lower price than comparable properties nearby. It is quite unusual for a new apartment with the latest floor plan designs to be priced below the surrounding market rate. According to the Ministry of Land, Infrastructure and Transport’s actual transaction data, the average sales price of nearby apartments is about 22 to 25 million won per pyeong. In contrast, “Ulsan Lake Park Aileen’s Garden” is expected to be priced even lower, attracting strong interest from genuine homebuyers looking to purchase their own homes.

There are also high expectations for transportation development. The planned Yaeum Sageori Station on Ulsan Urban Railway Line 2 will be located about 500 meters from “Ulsan Lake Park Aileen’s Garden.” Ulsan Urban Railway Line 2 will connect the 13.55-kilometer section between Bukulsan Station and Yaeum Sageori, with an opening targeted for 2032. In addition, Ulsan Urban Railway Line 1 is also scheduled to begin construction nearby. Once both lines are operational, transportation access to major areas of Ulsan will be significantly improved, further boosting residential value.


The transportation infrastructure is also excellent. The complex is located near Suam-ro and Sanup-ro, making vehicle movement convenient. This allows for quick access throughout Ulsan, including the Ulsan Techno General Industrial Complex. In addition, the complex is close to transportation facilities such as Taehwagang Station and Gaeunpo Station on the Donghae Nambu Line, as well as the express and intercity bus terminals, providing a highly convenient transportation environment.


The education environment is also noteworthy. Yaeum Elementary School is located right next to the complex, providing a safe environment for young children to commute to and from school. Yaeum Middle School and Daehyeon High School, among other schools, are also within walking distance. In addition, the complex is close to major educational districts such as Okdong and Daehyeon-dong, which are well-known for their private academies, attracting strong interest from parents.


The pleasant residential environment and abundant living infrastructure are also points of interest. Seonam Lake Park is located nearby. In the real estate market, apartments close to lake parks are considered highly valuable and distinctive. The area is also rich in natural features such as Sinsun Mountain and Yeocheon Stream. Furthermore, the complex is close to public sports centers, large supermarkets, and administrative welfare centers. With residential, lifestyle, and leisure amenities all in one place, a high level of resident satisfaction is expected.


Meanwhile, the model home for “Ulsan Lake Park Aileen’s Garden” will be established on Samsan-ro, Nam-gu, Ulsan.
