As the compensation process for the Sejong Smart National Industrial Complex accelerates, actual compensation payments are set to begin next month. This project is a large-scale regional development initiative covering 2,753,229 square meters (830,000 pyeong) in the Wacheon-ri and Budong-ri areas of Yeonseo-myeon.
According to Sejong City on September 29, Korea Land and Housing Corporation and Sejong Urban Transport Corporation, the joint project implementers for the Smart National Industrial Complex, have sent requests for compensation negotiations to landowners.
This marks the first step in the compensation payment process for the National Industrial Complex. Compensation will be paid sequentially after the Chuseok holiday, following contract signing and title transfers. Compensation will be provided for a total of 1,685 parcels of land (approximately 2.5 million square meters). The total compensation amount, including structures, is estimated at around 1.48 trillion won. This figure was determined through objective evaluations by appraisal firms recommended by residents, the project implementers, and the city.
Applications for compensation contracts can be made at the Korea Land and Housing Corporation Compensation Office (85, Haemil 3-ro, Suite 123) or the Sejong Urban Transport Corporation Compensation Office (274, Dangsan-ro, Bongam-ri, Yeonseo-myeon, Suite 202). The Korea Land and Housing Corporation is responsible for compensation contracts in Wacheon-ri, while the Sejong Urban Transport Corporation handles contracts in Budong-ri. For more detailed information regarding compensation contracts, inquiries can be made to either compensation office.
Mayor Choi Minho stated, "The Sejong Smart National Industrial Complex is a key project for establishing the region's foundation for self-reliance," adding, "We will work closely with relevant agencies to ensure the timely completion of the project and attract anchor companies, making every effort for the successful development of the National Industrial Complex."
The Smart National Industrial Complex is scheduled to begin construction in the second half of next year, with sales starting in the second half of 2027 and completion expected in December 2031. It will be developed as a hub for future strategic industries, focusing on advanced manufacturing and research & development (R&D) facilities. The complex will benefit from excellent metropolitan transportation access, with the Sejong-Pocheon Expressway and Sejong-Cheongju Expressway nearby. Within the complex, residential infrastructure will be established, including approximately 3,000 apartment units and elementary and middle schools.
