A complex development project featuring work, exhibition, residential, and commercial functions is being promoted in the area surrounding KTX Gwangmyeong Station.

On September 26, Gwangmyeong City in Gyeonggi Province announced plans to develop a 26,000-square-meter site at the KTX Gwangmyeong Station A Parking Lot into an international business facility, convention center, and smart, eco-friendly residential complex.


This plan was formulated following the "KTX Gwangmyeong Station Area Development Concept and Feasibility Study," which the city has been jointly pursuing with Korea Railroad Corporation (KORAIL) since December of last year.


The A Parking Lot site, owned by KORAIL, was selected in July of last year as a candidate for the Ministry of Land, Infrastructure and Transport's "Leading Project for Spatial Innovation Zones." A "Spatial Innovation Zone" is a special district where integrated and complex development is possible, free from existing regulations on permitted building uses, building coverage ratio, and floor area ratio.


The city and KORAIL plan to establish a "Global Business Community Center (GBCC)" that will serve as an international work and exchange hub, as well as a "Smart Green Life Town" that integrates residential, work, and leisure functions.


The GBCC will be a high value-added work space supporting international exchange and work, equipped with exhibition halls, conference rooms, and more. Accommodation facilities will also be provided to support economic activities for longer stays. Leveraging Gwangmyeong Station's location, which includes a city airport terminal, the plan aims to attract international conferences and events.


The "Smart Green Life Town" will feature apartment complexes utilizing smart and eco-friendly technologies. The lower levels of the residential buildings will be developed as retail and commercial spaces.


KORAIL plans to establish guidelines for soliciting business operators, select a project implementer in the first half of next year, and officially launch the project after completing the designation process for the spatial innovation zone.


Park Seungwon, Mayor of Gwangmyeong, stated, "KTX Gwangmyeong Station is a key transportation hub in the southwestern Seoul metropolitan area, connecting not only to downtown Seoul but also to international airports. We will do our utmost to ensure that this development enables the Gwangmyeong Station area to emerge as a center of global industry and economy."
