- "Live-Work Proximity" Apartments Offer Daily Convenience with Walkable Commutes
Recently, in the real estate market, apartments located close to workplaces-so-called "live-work proximity" properties-have been drawing significant attention from both end-users and investors. These complexes benefit from a stable demand for both sales and rentals throughout the year due to robust local employment environments, and they are also well-positioned for future value appreciation thanks to new population inflows and the development of self-sustaining local functions.
According to a survey by Real Estate R114, the top three most competitive apartment complexes nationwide in terms of subscription rates from January to August this year were all located near major business districts such as the Central Business District (CBD), Gangnam Business District (GBD), and Yeouido Business District (YBD). "OTS Foret" in Seongdong District, which is within a 10-kilometer radius of both the CBD and GBD, recorded an average competition ratio of 688 to 1.
In regional areas as well, "Cheongju Technopolis Atera Phase 2," which serves as a residential base for employees of major companies such as SK Hynix and LG Household & Health Care, saw a competition ratio of 109 to 1. Last year, "The Sharp Tangjeong Infinity City," supplied near Asan Display City, also gained significant popularity with a peak competition ratio of 52 to 1.
Additionally, according to "Real Estate Trends 2024" released by Gallup Korea Research Institute, 47% of survey respondents cited "live-work proximity" as the main factor for choosing their current residence, highlighting the growing importance of workplace distance in related research.
An industry insider stated, "Live-work proximity, along with proximity to subway stations and lifestyle infrastructure, has become one of the most important factors for apartment value appreciation," adding, "Savvy buyers should pay attention to new supply near public institutions or large industrial complexes."
Dongil Construction is scheduled to launch sales for "Gimcheon Innovation Dongil Highvill Park Lane," located in Gimcheon Innovation City (M-2BL) in North Gyeongsang Province, in October. The complex will consist of three buildings, ranging from 84 to 113 square meters of exclusive area, with a total of 349 units spanning from two basement levels to 29 above-ground floors.
The complex enjoys a "live-work proximity" premium, with 12 public institutions-including Korea Expressway Corporation, Korea Electric Power Technology, National Seed Management Office, Animal and Plant Quarantine Agency, National Agricultural Products Quality Management Service, and Agricultural Products Management Institute Research Center-located nearby, employing approximately 5,500 people. Residents can also easily access Gimcheon 1st Industrial Complex and Daegwang Industrial Complex via Dong Gimcheon IC and Gimcheon IC.
Residents will have easy access to KTX and SRT high-speed rail services at Gimcheon (Gumi) Station, just a five-minute walk away. Nearby amenities include Nongso Elementary School (with a shuttle bus planned), a comprehensive childcare support center, CGV cinema, a multi-purpose center, hospitals, restaurants, and cafes.
"Gimcheon Innovation Dongil Highvill Park Lane" will be the first in Gimcheon to feature an automatic food waste transfer system, previously implemented in upscale complexes in Gangnam and Busan, allowing for convenient food waste disposal without having to go outside. An innovative three-sided open floor plan (for select units) is also planned. The complex will be built as a park-style apartment with no cars on the ground level.
A sales representative stated, "With many public institutions nearby, both end-users and investors are showing heightened interest ahead of the official sales launch," adding, "This landmark apartment will offer live-work proximity, access to subway stations, and a full range of commercial facilities and infrastructure."
The model home for "Gimcheon Innovation Dongil Highvill Park Lane" is located near KTX Gimcheon (Gumi) Station in Gimcheon, North Gyeongsang Province.
