In the third week of September, as new apartment complexes across the country opened their model homes and began their official sales schedules, metropolitan area brand complexes that ranked high in real-time popularity became a hot topic. Eight out of the top ten most popular complexes were brand-name developments in the Seoul metropolitan area, demonstrating the high level of interest from potential buyers.
The most notable complex was "Geomdan Centreville Edu City," located in Geomdan New Town, Incheon. As of 4 p.m., the complex had attracted approximately 5,000 real-time online visitors, making it the most popular complex. It surpassed other contenders such as Cheolsan Station Xi and Pungmu Station Lotte Castle Signature.
The recent expansion of transportation networks has dramatically improved accessibility to Seoul from Gyeonggi and Incheon, and both end-users and investors are showing interest in brand-name complexes. These factors are considered to be the main reasons for the popularity of metropolitan area brand-name developments.
It is also noteworthy that such online interest is translating into actual visits to offline model homes. For example, "Geomdan Centreville Edu City," which ranked first in real-time visitors on the online platform Hogangnono, saw 17,000 visitors flock to its model home in just three days after opening, creating a bustling atmosphere.
A real estate expert commented, "In the current real estate market, it is common for trends that start on online platforms to translate into excitement at the actual site," and added, "Since those looking to buy a home tend to research the complex online first, the momentum built online will have a significant impact on actual subscriptions."
Another factor behind the top real-time popularity of "Geomdan Centreville Edu City" is its reasonable sales price. As the complex is located within Geomdan New Town, it is subject to the price ceiling system, giving it a competitive edge in terms of pricing.
Additionally, the fact that the complex is a large-scale development with 1,534 units under the "Centreville" brand by Dongbu Construction has also drawn attention from potential buyers.
The extensive community facilities, befitting a large-scale complex, also attracted interest and added value to the development. Many visitors gathered around the model of the community facilities on the second floor of the model home. The most eye-catching feature was "Grand 365," a central plaza approximately 365 meters long, located at the heart of the complex. Other planned amenities include the "Sportwell" area, designed for various sports activities, featuring men's and women's saunas, a screen golf lounge, biophilic fitness, a group exercise (GX) room, and the Family Arena, which will include an indoor gymnasium.
The "Cultwell Zone," designed for diverse cultural experiences, also captivated potential buyers. This area will include the Centre Tea House, the Honors Lounge for seniors, the resort-style guesthouse Centrewell Garden Suite, and the duplex residents' cafe Crystal Lounge.
In addition, the Edu & Kidswell area will feature a shared care center, a book lounge, a Kids Play Club where children can play and parents can relax, and a daycare center, all of which are expected to add convenience and vibrancy to residents' daily lives.
The value of the location also stood out. The complex boasts excellent accessibility to Seoul via the Ara Station central living zone. With the opening of the Ara Station extension on Incheon Subway Line 1 at the end of June, access to Seoul has improved further. By transferring to the Airport Railroad at Gyeyang Station via Ara Station, residents can reach Seoul Station in about 40 minutes and Gasan Digital Complex Station in under an hour, making it ideal for those who want to live close to their workplace.
A sales representative stated, "The popularity that began on online platforms has led to many potential buyers visiting the model home," and added, "Located within Geomdan New Town and subject to the price ceiling system, as well as being a large-scale single-brand complex, it is expected to become a landmark representing Geomdan New Town."
Meanwhile, "Geomdan Centreville Edu City," located in the Dangha-dong area of Seo-gu, Incheon, is a large-scale brand complex consisting of 17 buildings ranging from two basement levels to a maximum of 25 above-ground floors, with a total of 1,534 units.
The subscription schedule for the complex is as follows: special supply applications on September 29 (Monday), first-priority applications on September 30 (Tuesday), and second-priority applications on October 1 (Wednesday). The announcement of successful applicants will be made on October 14 (Tuesday), and the contract period for successful applicants will be held over four days from October 27 (Monday) to October 30 (Thursday). Anyone who has held a subscription savings account for at least 12 months and meets the deposit requirements, and who is at least 19 years old and resides in the metropolitan area, is eligible to apply regardless of home ownership or head of household status.
The model home for "Geomdan Centreville Edu City" is located in the Dangha-dong area of Seo-gu, Incheon. Move-in is scheduled for August 2028.
