Up 8.6% Compared to the Same Month Last Year
As of the end of August 2025, the average pre-sale price of private apartments in Seoul increased by about 3% compared to the previous month.
According to the trends in private apartment pre-sale prices released by the Housing and Urban Guarantee Corporation (HUG) on September 16, the average pre-sale price per square meter for newly launched private apartments in Seoul over the past year was 14.17 million won as of the end of last month, up 3.1% from the previous month. When converted to 3.3 square meters (one pyeong), this amounts to approximately 46.84 million won.
For the entire Seoul metropolitan area, the average price per square meter was 8.818 million won, a 0.3% increase from the previous month and a 6.2% increase compared to the same month last year.
In the five major metropolitan cities and Sejong City, the average price was 6.282 million won, up 0.5% from the previous month, while in other regions, the average price was 4.258 million won, down 9.5%. The nationwide average pre-sale price was 5.872 million won, representing a 1.7% decrease from the previous month.
Meanwhile, the monthly average pre-sale price announced by HUG is not based solely on the given month, but rather is calculated as the average pre-sale price of private residential projects for which pre-sale guarantees were issued during the 12 months, including the relevant month, prior to the announcement.
