As the burden of construction costs continues to rise due to increasing raw material prices and higher labor costs, it is becoming inevitable that apartment sale prices will increase.
According to the Housing Industry Research Institute, the sale price outlook index for September rose by 4.5 points from the previous month to 104.5. This is attributed to growing concerns at construction sites about project delays and rising labor costs, which have been influenced by unstable raw material prices, the passage of the so-called "Yellow Envelope Act," and a stricter stance on industrial accident penalties.
As a result, buyers are moving quickly to secure apartments with excellent locations and residential environments at reasonable prices. In particular, competition for subscriptions to apartments in prime locations has intensified recently, prompting genuine buyers to act even faster in anticipation of future price increases.
An industry official stated, "With the continued rise in construction and labor costs, the pressure to increase sale prices is gradually mounting," adding, "If a complex offers a competitive location and product, it is wise not to delay and to make a decision now."
Amid these circumstances, in Busan, Taeyoung Construction opened a model home on September 12 and began full-scale sales of "Seomyeon Urbancent Desiang" in the Seomyeon area. The project is attracting significant attention from buyers by offering a reasonable sale price and various financial benefits that minimize the burden of payment.
In fact, the sale price of "Seomyeon Urbancent Desiang" has been set up to 100 million won lower than newly supplied complexes in the surrounding area (based on 84 square meters of exclusive area). Furthermore, the complex has set the first contract payment as a flat rate of 10 million won and is offering a full interest-free benefit on 60% of the interim payment, greatly reducing the initial financial burden for buyers, which has been positively received.
A sales representative commented, "Visitors to the model home have expressed high satisfaction with the minimized price burden," and added, "Given the continued positive response from genuine buyers, we expect strong interest from them during the upcoming subscription process as well."
Meanwhile, "Seomyeon Urbancent Desiang" is located in Buam-dong, Busanjin-gu, Busan. The project consists of five buildings with three basement floors and up to 46 above-ground floors, offering a total of 831 units: 762 apartment units (211 for general sale) with exclusive areas of 59 to 84 square meters, and 69 officetel units with exclusive areas of 79 and 84 square meters. Notably, 76% of the general sale units are allocated to floors above the 20th, providing excellent views and a pleasant residential environment.
The complex is situated on rare flat land in Busan and is being developed as a prime location apartment directly in front of Buam Station on Busan Subway Line 2. Additionally, Seomyeon Station, an interchange station for Lines 1 and 2, is located approximately 500 meters away, offering outstanding transportation accessibility. Bujeon Station, where the KTX-Eum train stops, is also nearby, providing the advantage of a "triple station area" premium.

The winners will be announced on Wednesday, October 1, and the contract signing for successful applicants will take place over three days from Wednesday, October 15 to Friday, October 17.
For first-priority subscription, residents of Busan, Ulsan, and Gyeongsangnam-do who are at least 19 years old and have held a subscription savings account for more than six months with the required deposit by region and area are eligible, including heads of households, household members, and those who already own a home. The resale restriction is six months, with no mandatory residency period or restrictions on winning multiple times.
The complex will also hold a prize event in line with the subscription schedule. Customers who subscribe and verify their application will be entered into a drawing for generous prizes. The first prize (1 winner) is an LG QNED AI TV (189cm), the second prize (1 winner) is an LG Styler, the third prize (1 winner) is an LG StanbyME 2, the fourth prize (2 winners) is a Samsung mopping robot vacuum, and the fifth prize (30 winners) is a Shinsegae gift certificate worth 100,000 won.
The model home is located in Sincheon-daero, Busanjin-gu, Busan, and move-in is scheduled for September 2027.
