The Lotte Castle apartment complex, which is scheduled to be developed within the Ssangryeong Park Private Park Special Project site in Gwangju, Gyeonggi Province, is attracting the attention of prospective buyers. Known as a "Gongpuma" (an apartment embracing a park), Ssangryeong Park Lotte Castle is regarded as a highly valuable residential area for the future, thanks to its eco-friendly environment and outstanding educational and transportation infrastructure in a prime, multi-purpose location.

The term "Gongsegwon" (an apartment embracing a park) is emerging as a new location premium in the real estate market, following the popularity of locations near subway stations and schools. At the center of this trend is the Ssangryeong Park Private Park Development Special Project, which is being jointly promoted by Gwangju City and Ssangryeong Park Development Co., Ltd.


To expand green spaces within the city, Gwangju City is planning to provide non-park facilities (apartments) at five locations: Jungang Park, Songjeong Park, Yangbeol Park, Gungpyeong Park, and Ssangryeong Park. Among these, Ssangryeong Park, which has the largest area, is surrounded by Mareumsan and Guksu Peak, making it a key green zone that combines natural surroundings with convenient access to the city center.

The planned site for Ssangryeong Park boasts a pristine natural environment, home to rare plants designated by the Korea Forest Service, such as Baegunsan daylilies, forsythias, Viola diamantiaca, and magnolias. The adjacent Ssangryeong Park Lotte Castle, which will be developed while preserving this environment as much as possible, is expected to become a residential complex that fits the "Gongpuma" trend.


The educational environment is also excellent. Within a 1-kilometer radius of Ssangryeong Park, there are two elementary schools, and within a 2-kilometer radius, there is one high school. In addition, Ssangryeong-dong is home to 11 daycare centers, 3 kindergartens, and 2 elementary schools, serving the educational needs of approximately 1,700 children. The park is also planned to offer spaces for nature learning and hands-on activities in the future, raising expectations for a synergy between education and the park environment.


The transportation infrastructure is another strength. The area boasts excellent access to major city transportation networks, including Gyeonggi Gwangju Station and Gyeongchung-daero, allowing residents to benefit from the advantages of being near a subway station. Ssangryeong Park began full-scale construction in November 2023, with completion targeted for 2029. The non-park facility, Ssangryeong Park Lotte Castle, will consist of 16 buildings across Blocks 1 and 2, totaling 2,148 units, and is scheduled to be offered for sale in the second half of this year.


A representative from Ssangryeong Park Development Co., Ltd. stated, "Ssangryeong Park Lotte Castle is located in an area that combines the three major premiums of nature, education, and proximity to a subway station, offering a pleasant residential environment and high future value. As interest in 'Gongsegwon' apartments continues to grow, we expect this development to become a leading residential complex in the area."
