According to the Korea Real Estate Board, more than half (about 53%) of apartment transactions in the first quarter of 2025 involved buyers in their 30s and 40s. It also offers convenient access to the Mokdong academy district.
The same applies to "Raemian One Perla" in Bangbae-dong, Seocho-gu, Seoul, which ranked third in subscription competition rates this year. This complex recorded an average first-priority competition rate of 152.62 to 1. Within a 1-kilometer radius, there are elementary and middle schools such as Bangbae Elementary School, Seorae Elementary School, Bangbae Middle School, and Isu Middle School, as well as Seomun Girls' Middle and High Schools. The academy districts around Isu Station and Bangbae-dong are also easily accessible. An industry insider explained, "Homebuyers in their 30s and 40s must consider school commutes, academies, and work, so complexes with one-stop school districts are rated higher for residential satisfaction and future value."
