- Launch of Rare New Apartment Complex Fills Supply Gap
- Outstanding Infrastructure in Seoul-Adjacent Location Draws Strong Interest from Real Homebuyers
For the first time in 31 months, a large-scale apartment complex with over 1,000 units is set to be launched in Guri. The project in question is 'Jungheung S-Class Hill The Foret', which Jungheung Construction plans to supply in Gyomun-dong, Guri, in September. The combination of the area's rarity of new apartment supply and the scarcity of large-scale complexes is drawing strong interest from real homebuyers.
According to data from Real Estate R114, approximately 68% of all apartments in Guri are over 20 years old. Out of a total of 48,084 households, 32,730 are classified as aged housing. There has also been a prolonged gap in the supply of large-scale apartment complexes. Since the launch of 'Guri Station Lotte Castle Signature' (1,180 units) in February 2023, there have been no new large-scale apartment offerings. In the past five years (from 2021 to August 2025), only 1,481 new apartments have been supplied to the general market, and with no move-ins scheduled for this year, the scarcity value of 'new apartments' has become even more pronounced.
The strengths of large-scale apartment complexes are being demonstrated in the market with concrete figures. In July of this year, the average sale price per 3.3 square meters for apartments with over 1,500 units nationwide was 27.98 million won, an 8.74% increase from the same period last year (25.73 million won), marking the highest rate of increase. This was followed by a 5.78% increase for complexes with 1,000-1,499 units, 5.59% for 700-999 units, 4.9% for 500-699 units, 4.65% for 300-499 units, and 3.19% for those with fewer than 300 units, clearly showing a difference in price growth rates according to complex size.
The popularity is also evident in transaction volumes. From January to August this year, the most traded complex in the Seoul metropolitan area was 'Park Rio' in Songpa-gu, Seoul, with 6,664 units and 240 transactions. In Gyeonggi Province, 'Indeokwon Xi SK View', with 2,633 units, ranked first with 280 transactions. In Incheon, 'Songdo Xi The Star', with 1,533 units, was the most traded complex with 162 transactions.
An industry insider commented, "Guri has very little new apartment supply, and the gap in large-scale launches has been long, so there is a strong pool of real demand waiting. In particular, large-scale apartment complexes have clear advantages in terms of price growth and transaction turnover, making their long-term value high."
Amid this trend, 'Jungheung S-Class Hill The Foret' will be established in Gyomun-dong, Guri, which borders Seoul. Supplied through the redevelopment project of the Strawberrywon 2 District, this complex will consist of 22 buildings, ranging from four basement levels to 15 above-ground floors, with a total of 1,096 units across Phases 1 and 2. Of these, 637 units sized at 59 and 84 square meters of exclusive area will be available for general sale. The main unit types are 216 units of 59㎡A, 54 units of 59㎡B, 254 units of 84㎡A, and 113 units of 84㎡B, focusing on the mid-to-small sizes favored by real homebuyers.
The complex is designed primarily with south-facing layouts and plate-shaped structures to maximize sunlight and ventilation, and some first-floor units will feature private gardens. Various community facilities will also be provided, including an indoor golf practice range, a healthcare center, a small library, and a senior citizens' lounge.
The transportation environment is also excellent. The complex offers easy access to Sangbong Station on Subway Line 7 and Guri Station on Line 8, making it possible to reach major business districts such as Gangnam and Jamsil in around 20 minutes. There is also a rich network of wide-area transportation options, including the planned GTX-B Sangbong Station, the Seoul Metropolitan Area First Ring Expressway, the Northern Arterial Road, and Gangbyeonbuk-ro. In particular, the opening of the Godeok-Topyeong Bridge this year has significantly reduced travel time to Gangdong-gu.
The living infrastructure is also abundant. Within a 3-kilometer radius are Costco Sangbong, Homeplus Sinnae, and Lotte Department Store and Outlet Guri, as well as Hanyang University Guri Hospital, Dongbu Jeil Hospital, and cultural facilities such as CGV and Lotte Cinema. Public infrastructure such as Guri City Hall, Guri Fire Station, and Guri Art Hall are also located nearby. For education, there is a daycare center within the complex, and Dorim Elementary School, Seoul Samyuk Middle and High Schools are within 1.5 kilometers. A dedicated shuttle bus for elementary students is also planned.
The natural environment is another advantage. Small parks and green buffer zones will be created near the complex, with Mangusan Mountain to the south and Gurungsan Mountain to the north surrounding the area. Mangwoo History and Culture Park, Jungnang Camping Forest, and walking trails are also nearby, allowing residents to enjoy a nature-friendly living environment within the city.
The model home for 'Jungheung S-Class Hill The Foret' will be located near the project site in Gyomun-dong, Guri, and is scheduled to open in September. Currently, a promotional center is operating near Guri Station, where visitors can obtain preliminary information.
