The focus of high-net-worth individuals, often referred to as the "major players" in the domestic apartment market, is once again shifting toward medium-to-large-sized apartments. While the residential trend had centered on smaller units for some time, the scarcity caused by limited supply is now highlighting the value of these larger properties, leading to a reassessment of their asset value.


This shift is particularly pronounced among dual-income households, families with children, and high-income professionals, driving increased demand for medium-to-large-sized apartments and bringing them back to the center of the market. According to Real Estate R114, the proportion of medium-to-large apartments exceeding 85 square meters in exclusive area accounted for over 44% (101,520 units) of the total nationwide apartment supply (230,936 units) in 2010. However, this figure plummeted to around 14% in 2015 and dropped further to 8.3% in 2020. Even when including this year’s scheduled move-ins, the share is expected to be only 12.7% (30,218 units) of the total supply (237,468 units).


As a result, medium-to-large units have experienced greater price increases compared to smaller units within the same complexes. For example, at "Trimage" in Seongsu-dong, Seongdong-gu, Seoul, the premium (additional price) for an 84-square-meter unit rose by about 45%, from 270 million won to 390 million won over the past five years. In contrast, the premium for a 149-square-meter unit, a medium-to-large size, surged by approximately 62%, from 310 million won to 500 million won.


Within this trend, the preference for medium-to-large apartments is especially prominent in Cheonan and Asan, South Chungcheong Province. Asan has maintained its position as the leading exporter in the Chungcheong region for 15 consecutive years, establishing itself as a "manufacturing hub." The formation of a major industrial belt-including Samsung Display Asan Campus, Hyundai Motor Asan Plant, and Samsung Electronics Nano City Onyang Campus-has led to a steady influx of high-income professionals and technical workers.


In particular, according to Real Estate R114, only about 6% (1,975 units) of Asan’s total supply (excluding rental units) from 2019 to the present in 2025 consists of units exceeding 85 square meters in exclusive area, making the scarcity of medium-to-large types especially pronounced in this region.


Consequently, actual transaction volumes are also on the rise. According to statistics from the Korea Real Estate Board, apartment sales transactions in Cheonan and Asan increased by about 10%, from 3,960 in the first quarter of 2025 to 4,347 in the second quarter. Among these, transactions involving medium-to-large units exceeding 85 square meters rose by approximately 37%, from 258 to 354.


An industry official stated, "Cheonan and Asan are representative self-sufficient cities with well-balanced industrial, employment, transportation, and educational infrastructure, and sales performance continues to be strong, particularly in proven locations." He added, "The marked increase in transactions for medium-to-large units, which are especially scarce, reflects the influx of high-income end-users."

Against this backdrop, there is growing interest in "Asan Tangjeong Dongil Highville Parklane," which is set to be launched in September. Asan Tangjeong Dongil Highville Parklane will be located in Block A1 of the Tangjeong District Urban Development Project in Asan, South Chungcheong Province (Galsan-ri area, Tangjeong-myeon, Asan-si). The complex will consist of 821 units ranging from 84 to 152 square meters in exclusive area, spread across 2 basement levels and 33 above-ground floors, with 738 units available for general sale.


The site’s excellent location is also noteworthy. The Asan Tangjeong District Urban Development Zone, where the complex will be built, covers approximately 536,400 square meters and is being developed as a mini new town with around 4,300 residential units. The area features a well-organized mix of residential, commercial, educational, public facilities, parks, and green spaces, offering high residential satisfaction. In addition, the presence of major development projects-including the surrounding R&D cluster, Cheonan-Asan Integrated Transfer Center, Gokgyocheon Art River Park, Asan Display City Phase 2, and Asan Tangjeong Phase 2 Urban Development Project-further enhances its future value.


The area also boasts outstanding accessibility to Seoul, the greater metropolitan area, and major cities nationwide. With the KTX and SRT Cheonan-Asan Station, Line 1 Tangjeong Station, Lee Sunshin-daero, and the partially opened Dangjin-Cheongju Expressway forming a comprehensive transportation network, the location is highly accessible. Furthermore, the planned extension of the GTX-C line is actively being pursued, which is expected to further improve transportation conditions.


Excellent educational infrastructure is another key advantage. There are numerous schools nearby, including Galsan Elementary School (with kindergarten), Tangjeong Middle School, Galsan Middle School, Tangjeong 4th Middle School (scheduled to open in March 2027), Chungnam Foreign Language High School, Samsung High School, and Tangjeong High School (scheduled to open in March 2028). The area also features prestigious academies and the Tangjeong Onsaem Library, providing an environment that supports both public and private education.


Experts predict, "With a looming supply shortage, the scarcity of medium-to-large apartments will directly translate into asset value. Asan Tangjeong Dongil Highville Parklane, with its balanced combination of industry, education, transportation, and natural environment, and its focus on medium-to-large units, is expected to attract significant attention in the market."


The Asan Tangjeong Dongil Highville Parklane model home will be located in Jangjae-ri, Baebang-eup, Asan-si, South Chungcheong Province (near Exit 2 of Cheonan-Asan Station) and is scheduled to open in September.
