- Major Development Projects Spark Expectations for Busan Real Estate Market
- "Hillstate Gaya" to Launch in Prime Central Location with Exceptional Transit Access
The Busan real estate market is drawing attention as a series of major development projects are underway, raising expectations for future value.
The most notable news is the relocation of the Ministry of Oceans and Fisheries (MOF). President Lee Jaemyung, at his first cabinet meeting immediately after taking office, called for the swift relocation of the MOF and instructed that the move to Busan be completed within this year. As a result, the ministry plans to relocate to Busan by December.
Additionally, the headquarters of HMM, the largest shipping company in Korea, as well as public institutions under the MOF, are also being considered for relocation to Busan. The North Port redevelopment project, which includes the construction of an opera house, a multi-purpose cultural space, a marina, and a marine leisure complex in the Busan Port area, is also underway.
Furthermore, the construction of the new Gadeokdo Airport and the undergrounding of the Gyeongbu high-speed railway were presented as major regional tasks for Busan by the Presidential Policy Planning Committee on August 13. As a result, large-scale development projects are expected to be pursued across Busan during the current Lee Jaemyung administration.
Amid these developments, a new apartment complex is set to launch in the heart of Busan's transportation hub, capturing the attention of genuine homebuyers.
The spotlight is on "Hillstate Gaya," which Hyundai Engineering & Construction plans to introduce in Gaya-dong, Busan, this September. This complex will be built in the Gaya-dong area of Busanjin-gu and will consist of a total of 487 units across phases 1 and 2. Notably, all units will be under 84 square meters in exclusive area, catering to popular demand.
Gaya-dong, where Hillstate Gaya is located, is centrally positioned in Busan, offering the advantage of rapid access to all parts of the city.
In fact, the complex is a prime "super station area" apartment, located adjacent to Dong-eui University Station on Busan Metro Line 2. Moreover, the temporary government office site for the Ministry of Oceans and Fisheries, which is scheduled to relocate in December, is nearby, so benefits from this move are also anticipated. In addition, the nearby Bujeon Station is set to see further improvements in transportation convenience, as the Bujeon-Masan double-track railway is scheduled to open, and plans are underway for stops for the next-generation Busan-type express railway (BuTX) and the KTX Gyeongbu Line (Busan Station to Cheongnyangni Station), making it a multi-modal transfer center.
Meanwhile, the area around Gayadaero, where Hillstate Gaya will be built, is being developed as an emerging residential town centered on brand-name construction companies. In fact, along with the already occupied brand-name complexes in the Gayadaero area, ongoing developments include Hillstate Gaya, Gaya District 1, Gaya District 4, and the Gaya Homeplus mixed-use development. Once all these projects are completed, the area is expected to transform into a new residential zone with about 10,000 households.
Hillstate Gaya is equipped with a comprehensive range of infrastructure needed for residential living, providing excellent living conditions.
Within a 1-kilometer radius, there are four elementary schools, including Gaya Elementary School, two middle schools, and one high school, such as Gaeseong Middle School and Gaya High School. In addition, a newly emerging academy district has formed around the nearby Gaegeum Station, further enhancing the educational environment.
The Seomyeon commercial district, Busan's largest and most vital commercial area, is also nearby, offering access to shopping and cultural facilities. Large retailers such as Lotte Mart and Emart Traders, as well as traditional markets like Gaegeum Alley Market and Gaya Market, are also close by.
Furthermore, major hospitals such as Inje University Paik Hospital and Busan Veterans Hospital are located near the complex, and the "Seomyeon Medical Street," which is home to large-scale medical institutions including plastic surgery, dermatology, internal medicine, surgery, ophthalmology, and dentistry, is also nearby, making medical facilities easily accessible.
