Gireum 5 District Receives Conditional Approval from Seoul City

The final piece of the Gireum New Town redevelopment, the Gireum 5 District, has passed Seoul City’s integrated review process, confirming plans to supply up to 754 residential units in buildings as tall as 33 stories.

On September 5, the Seoul Metropolitan Government announced that at the 8th Integrated Review Committee for Redevelopment Projects, the Gireum 5 District Housing Redevelopment Project underwent a comprehensive review covering architecture, urban landscape, transportation, education, environment, and parks, and received a "conditional approval."


With the launch of the Gireum 5 District project-the last remaining section since the area was designated as a redevelopment promotion district in 2006-the entire district is expected to be fully redeveloped after nearly 20 years. The project is anticipated to improve not only the local residential environment but also infrastructure across transportation, education, and commerce.


Gireum 5 District is located near Jeongneung Station on the Ui-Sinseol Line and Gireum Station on Seoul Subway Line 4. The redevelopment will include 754 apartment units in buildings up to 33 stories above ground and six stories below ground. Of these, 139 units will be designated as public housing.

A children’s park with play areas and spaces for residents to relax and exercise will be created on the northern side of the complex. A public pedestrian pathway will run through the center of the site, allowing all local residents easy and open access to the park.


The project also incorporates eco-friendly design that takes advantage of the site’s sloped terrain. Community facilities will be placed on the lower levels to maximize usability, and areas where space is difficult to configure will feature green walls using natural stone stacking and other landscaping techniques.


The building arrangement is designed to create a dynamic urban skyline by varying the number of floors, rather than a monotonous silhouette. The buildings adjacent to the elementary school will be mid- to low-rise. Gireum 5 District has been designated a special architectural zone to ensure an open complex with secured view corridors.


Choi Jinseok, Director of Housing at the Seoul Metropolitan Government, stated, "With the progress of the Gireum 5 District project, we expect to achieve multiple objectives, including the renewal of aging residential areas, housing stability, and improvements to the urban landscape in Gireum. We will continue our efforts to deliver tangible improvements to the residential environment that citizens can truly feel."
