Gwangjin District Accelerates Redevelopment with Rapid Integrated Planning

Jayang 4-dong, Junggok-dong, and Gwangjang-dong Projects Gain Momentum

The Rapid Integrated Planning housing redevelopment project being promoted by Gwangjin District in Seoul (Mayor Kyungho Kim) is yielding tangible results.


The Rapid Integrated Planning system is designed to strike a balance between public interest and business feasibility at the urban planning stage, enabling the Seoul Metropolitan Government, district offices, and residents to work as a team to swiftly navigate the complex redevelopment process. Currently, there are a total of five sites under promotion in Gwangjin District.

The Jayang 4-dong Area A housing redevelopment project is underway in the area of 57-90 Jayang-dong, covering 139,130 square meters. This area, where aging buildings are concentrated, has poor pedestrian and parking conditions. Since being selected as a candidate site in 2022, the district office has continued to provide administrative support, including resident briefings and consultation centers. In July, the district completed the public notice for the urban planning decision and area designation, and is now preparing to establish a residents' association. The area will be transformed into a large-scale apartment complex with up to 49 floors and a total of 2,999 units.


The reconstruction project for Sinhyang Villa in Junggok 4-dong (15,757 square meters) is also progressing smoothly. Reflecting residents' feedback, the district office revised the redevelopment plan and completed the public notice of changes in July. The previous height restriction of seven stories has been lifted, and the floor area ratio has been increased to 235%, allowing for the development of an apartment complex with up to 20 floors and 339 units.


The Geukdong Apartment complex in Gwangjang-dong, which offers views of the Han River, is also undergoing reconstruction. Built in the 1980s and covering an area of 78,843 square meters, it is the first Han River-side apartment in Seoul to pass the Ministry of Land, Infrastructure and Transport’s revised safety inspection standards (Grade E). Currently, resident briefings, public viewings, and district council consultations are underway to initiate the redevelopment plan, with the goal of designating the redevelopment area and finalizing the plan by the end of this year. According to the plan, the floor area ratio will be 333%, and the complex will be rebuilt with up to 49 floors and 2,043 units.


In addition, the areas around 227-147 Jayang-dong and 254-15 Junggok-dong have also been selected as candidate sites for Rapid Integrated Planning, and the process of establishing guidelines is currently in progress.


Mayor Kyungho Kim of Gwangjin District said, "There are many aging low-rise residential areas in Gwangjin District that lack essential infrastructure such as roads, parking lots, and parks. We must urgently improve the residential environment through redevelopment and reconstruction projects, including Rapid Integrated Planning," adding, "We will continue to actively support redevelopment and reconstruction projects to improve outdated residential environments. I ask for the strong interest and support of our residents."
