'The H Adelstar,' which is being developed in Juamjanggun Village, Gwacheon, demonstrated its high popularity during the special supply subscription held on Monday, August 25. Analysts attribute this to the brand value and differentiated product competitiveness, as subscription accounts were evenly distributed across various categories such as multi-child families, newlyweds, and first-time homebuyers.
According to Korea Real Estate Board's subscription platform on August 25, the special supply for The H Adelstar attracted 3,724 applicants for 189 available units, resulting in an average competition ratio of 19.7 to 1.
The category with the highest number of subscription accounts was first-time homebuyers, with 1,721 applications for 31 units, recording an average competition ratio of 55.5 to 1. The newlywed category also saw strong demand, with 1,415 applications for 80 units, resulting in a ratio of 17.7 to 1. All categories showed steady subscription demand. The highest competition ratio was seen in the 59㎡A exclusive type, where 1,788 applications were received for 33 units, resulting in an average ratio of 54.2 to 1.
This strong performance is seen as a continuation of the reputation built by 'The H' brand, which has stood out in major past developments. Complexes introduced by The H in prime Gangnam locations such as Gaepo, Banpo, and Daechi have consistently received strong responses during subscriptions, solidifying its status as a premium residential brand. The H Adelstar has once again proven the brand's value, with the brand premium, not just the location advantage, driving end-user demand.
Even based solely on the special supply results, The H Adelstar's popularity stands out. Compared to 'Prestige Erja,' which set a record for the highest-ever pre-sale price in Gwacheon in October last year and attracted 2,722 applications, The H Adelstar received 3,724 applications, over 1,000 more-about 30% higher-demonstrating even greater interest in the Gwacheon pre-sale market. At the time, Prestige Erja was a success despite setting a new price record, but The H Adelstar has drawn even more end-user demand, setting a new benchmark for the Gwacheon pre-sale market. This momentum is expected to continue in the primary subscription taking place today.
A sales representative stated, "The H Adelstar has resonated with end-users as a high-end residential brand that combines art, technology, and brand philosophy," adding, "Given the intense competition already seen in the special supply, we expect the strong demand to continue in the primary subscription taking place today, August 26."
This popularity is attributed not only to the project's location but also to the brand differentiation strategy verified during the operation of the model house. The H Adelstar's model house was designed as a cultural complex space rather than a simple sales office. During the on-site operation from August 14 to 24, a 'gallery-type model house' featuring works by renowned and emerging domestic artists allowed end-users to experience the fusion of residential living and art. Various programs, including docent-led tours, H Series experience zones, a voice-recognition AI consultant, and a cafeteria, enabled visitors to directly experience the value of premium living. This differentiated approach is believed to have fueled anticipation for the subscription.
Meanwhile, The H Adelstar comprises nine buildings with three basement levels and 31 above-ground floors, totaling 880 units, of which 348 units (59㎡, 75㎡, and 84㎡ exclusive areas) are available for general sale.
The community facilities are also differentiated to match the brand's prestige. Premium amenities such as a sky lounge, sky guesthouse, indoor running track, pilates room, golf practice range, private cinema, and party room are provided. Educational and cultural facilities, including the 'H Kids Forest' indoor playground for children, a small library, music practice room, and a community care center, create a residential environment that satisfies the entire family.
