Construction of 138-Unit Residential Complex
Mixed-Use Facilities Including Shared Offices to Be Established
The area around Anam Station, once densely packed with aging houses and commercial buildings, will be transformed into a mixed-use complex combining work, commercial, and residential spaces.
The Seoul Metropolitan Government announced on the 25th that it had convened the Urban and Architectural Joint Committee and approved, with modifications, the “District Unit Plan for the Area Around 85-7 Anamdong 5-ga, Seongbuk-gu” as part of the Anam Station area revitalization project.
The target site is within the Anam Station area on Subway Line 6 and is currently used for residential neighborhoods, commercial buildings, and a university hospital. Korea University and its hospital are located here, and a food alley commercial district has formed in front of the university. As most of the buildings are old and underdeveloped, the area requires development to strengthen and revitalize the functions of the station area.
Taking these characteristics into account, the city plans to create a mixed-use hub focused on work, relaxation, and residential functions at the site. After undergoing reviews such as a traffic impact assessment and securing necessary permits, construction is scheduled to begin in the second half of next year. Completion is targeted for 2029.
Under this plan, a residential complex with five basement floors and 29 above-ground floors (138 units) will be built on the site. In addition, mixed-use facilities such as neighborhood living facilities and shared offices will be established. Of the residential units, 109 will be supplied as long-term private rental housing, which is expected to help university and hospital staff live close to their workplaces. Furthermore, a shared office space with a total floor area of 1,500 square meters will be created on the first and second floors to address the shortage of startup support spaces. This area will serve as an economic activity support space for young people in collaboration with nearby universities and for local small business owners.
An open rooftop garden, serving as a relaxation space connected to the outside, will be created on the third floor. The city also plans to connect a dead-end road on the north side of the site to adjacent roads, ensuring smooth vehicle circulation with direct links to Korea University-ro, Anam-ro, and Korea University-ro 24-gil.
A Seoul City official stated, "We expect that this Anam Station area revitalization project will inject new vitality into the daily life zone of Anamdong, the area surrounding Korea University."
