According to the Korea Real Estate Board, large officetels in Seoul have recently been attracting attention as alternatives to apartments, leading to a rise in sales prices. The average sales price for mid- to large-sized officetels with an exclusive area over 85 square meters reached 850.37 million won, an increase from the previous month. In areas such as Yeoksam-dong and Samseong-dong in Gangnam, record-high transactions in the 1.2 to 1.3 billion won range have been frequent. This trend appears to be a result of the strong loan regulations imposed on the apartment market by the recently announced June 27 real estate measures, allowing officetels, which are less regulated, to benefit in comparison.
Meanwhile, Daebang Industrial Development is scheduled to conduct contract signings for unallocated subscriptions for "Dongtan Lake Park Daebang Elium Lake Park" on Friday, August 22, for one day only. Four years ago, during the subscription period, the complex attracted significant popularity, recording a highest competition rate of 52.39 to 1 as 10,686 applicants vied for 358 units, with all units sold out within just four days of contract signing.
Local real estate agents and industry insiders commented, "Dongtan Lake Park Daebang Elium offers not only residential comfort due to its lake park location but also excellent convenience, thanks to future plans for Dongtan Tram Lines 1 and 2 transfer stations and the extension of the Bundang Line." They added, "In addition, limited-time financial benefits such as a 20% deferred payment with two years of zero interest, a prepayment discount worth 60 million won, and support for 50% of the acquisition tax, along with free premium options including high-end appliances and hotel-style interiors, are expected to result in rapid contract completion."
Additionally, complexes with natural views are expected to become premium properties due to limited land availability, increasing both their appeal for actual residence and their liquidity. In fact, in Suwon Gwanggyo New Town, one of the representative areas with lake parks, there was a notable difference in price appreciation between complexes with permanent lake park views and those without.
According to the Ministry of Land, Infrastructure and Transport's actual transaction price disclosure system, the "Forena Gwanggyo Officetel," which offers lake park views and has an exclusive area of 84 square meters, saw its price rise from the pre-sale price of 630 million won to an actual transaction price of 1.17 billion won in July, resulting in a gain of approximately 540 million won. In contrast, "Gwanggyo The Sharp Officetel," which is not directly adjacent to the lake park, recorded an actual transaction price of 660 million won for the same unit size last month, up from a pre-sale price of 430 million won, resulting in a gain of about 230 million won.
The Dongtan Lake Park area is also expected to see similar premium effects. "Daebang Elium Lake Park" is drawing attention as the last complex to be released with lake park views (except for some units) in Dongtan Lake Park. Most buildings have been positioned to provide views of Dongtan Lake Park, and residents can enjoy the "Luna Show," a special multimedia show held at Dongtan Lake Park, from within their units.
