The Seoul Metropolitan Government is moving forward with plans to supply long-term jeonse (lease) housing in station areas at four locations, including Sookdaeipgu Station on Subway Line 4 and Sinseol-dong in Dongdaemun-gu.


On August 21, the city announced that the 13th Urban Planning Committee, held the previous day, had approved with amendments the designation of a maintenance area and the adoption of a redevelopment plan for an urban renewal-type redevelopment project aimed at constructing long-term jeonse housing in the area around 52-6 Galwol-dong, Yongsan-gu.


The site is located within the Sookdaeipgu Station area on Line 4 and the Huam-dong Special Planning District of the Yongsan District Unit Plan. The city newly designated a maintenance area of 36,611.5 square meters and plans to supply a total of 870 units (including 265 long-term jeonse units and 59 redevelopment rental units) in a residential complex of 26,659.5 square meters, consisting of four basement levels and 40 above-ground floors. Half of the long-term jeonse units will be allocated as Mirinae House for newlywed couples.


In addition, to improve pedestrian access between the site and the surrounding Huam Special Planning District, the city will construct a 12-meter-wide north-side community road and a 15-meter-wide Dutopbawi-ro access road on the east, while creating public open spaces in the vicinity to secure green areas. The existing social welfare facilities will be relocated to more favorable locations, and two new buildings will be constructed as part of a public contribution plan to enhance living convenience.


The committee also approved with amendments the designation of a maintenance area and the adoption of a redevelopment plan for an urban renewal-type redevelopment project to supply long-term jeonse housing in the area around 91 Sinseol-dong, Dongdaemun-gu.


This site is located in the station area of Sinseol-dong, served by Lines 1, 2, and the Ui-Sinseol Line. A maintenance area of 17,414 square meters was newly designated, and four apartment buildings will be constructed on a 15,038.7-square-meter site, with four basement levels and 38 above-ground floors, supplying a total of 609 units (including 183 long-term jeonse units and 37 redevelopment rental units). As with the other project, 50% of the long-term jeonse units will be allocated as Mirinae House.

The city plans to establish public pedestrian pathways and pedestrian-oriented frontage spaces within the complex to connect pedestrian routes between Seongbukcheon Stream and Sinseol-dong. Community and neighborhood facilities will be located on the lower floors, and a waterfront-friendly living environment will be created through linkage with the Seongbukcheon Stream area.


The Urban Planning Committee also approved the designation of a maintenance area and adoption of a redevelopment plan for the Singil Station Area Long-term Jeonse Housing Urban Renewal-type Redevelopment Project in the area of 96-24 Singil-dong, Yeongdeungpo-gu. This will transform the aging low-rise residential area adjacent to Singil Station on Line 1 into three apartment buildings with three basement levels and up to 45 above-ground floors, supplying a total of 505 units (including 154 long-term jeonse units and 32 mandatory redevelopment rental units).


Additionally, the city approved with amendments the designation of a maintenance area and adoption of a redevelopment plan for the Saejeol Station Area Long-term Jeonse Housing Project in Eunpyeong-gu, deciding to construct an apartment complex near Saejeol Station on Line 6 with five basement levels and 39 above-ground floors. With a floor area ratio of 415.9%, the project will supply a total of 506 units (including 151 long-term jeonse units) from basement level 5 to 39 above-ground floors. The city also plans to develop community and essential local facilities as part of a mixed-use development.
