Daebang Industrial Development is accepting applications for unsold units of the residential officetel "Dongtan Lake Park Daebang Elium Lake Park," located in Dongtan 2 New Town, Hwaseong, Gyeonggi Province, until today.
The complex is offering various contract benefits for end-users and announced on August 8 (Friday) the unsold unit lottery for a portion of units whose contracts were canceled. This unsold unit application targets four 84㎡ OB-type units that have been reclaimed due to contract cancellations. Applications can be submitted through the Cheongyak Home website until 5:30 p.m. today, and the winners will be announced on August 21 (Thursday) after 4:00 p.m. via Cheongyak Home. Official contract signings will take place at the model house on August 22 (Friday).
The so-called "Jupjup" unsold unit lottery allows any resident of Korea aged 19 or older to apply, regardless of whether they have a subscription savings account, their place of residence, or the number of homes they own. There are also no restrictions on winning multiple times, so the requirements are not strict, and applicants from across the country are expected to participate.
Meanwhile, the premium associated with lake views has recently had a positive effect not only on apartments but also on officetels. For example, residential facilities around Gwanggyo Lake Park, a representative lake park, are experiencing an upward trend. According to the Ministry of Land, Infrastructure and Transport's transaction price disclosure system, the "Forena Gwanggyo Officetel," which offers lake park views, saw its 84㎡ units rise from a presale price of 630 million won to an actual transaction price of 1.17 billion won in July, resulting in a price gain of approximately 540 million won. In contrast, the "Gwanggyo The Sharp Officetel," which is not located near the lake park, saw its 84㎡ units increase from a presale price of 430 million won to a transaction price of 660 million won last month, resulting in a price gain of about 230 million won.
The Dongtan Lake Park area is also expected to benefit from this premium. "Daebang Elium Lake Park" is attracting attention as the last complex to offer lake park views (except for some units) in the Dongtan Lake Park area.
In addition, with most units already occupied, the developer is offering financial benefits for the remaining units, such as "a two-year interest-free deferment on 20% of the balance," "a fixed contract deposit of 10 million won," and "support for 50% of the acquisition tax," to ease the burden on buyers.
