Stable Demand and Live-Work Proximity Drive Attention to 'Chungju Yeonsu Gyeongnam Honorsville Center One' Near Administrative Town

Recently, apartments near administrative towns have been gaining significant popularity in the real estate market. Administrative towns, where key government offices and public institutions such as city halls, courts, police stations, and tax offices are concentrated, continue to enjoy steady and stable demand, particularly among public officials and professionals.

Additionally, administrative towns are often located in the central living areas of cities, which means they are well-equipped with living infrastructure such as transportation, commercial districts, and public facilities. This further increases their residential appeal. The proximity to workplaces?known as the “live-work proximity” factor?allows residents to reduce commuting time, thereby enhancing the residential value of these locations.

In fact, a daily commute that takes over an hour on average significantly impacts quality of life. The shorter the commuting distance, the lower the fatigue, and the more time residents can secure for self-development or spending with family, which is why these areas attract strong interest from genuine homebuyers. This location is especially attractive for public officials or regular employees who find it difficult to change jobs easily.

Due to these characteristics, apartments near administrative towns often lead local real estate prices. In the Seoul metropolitan area, Gwacheon near the Government Complex Gwacheon and Gwanggyo New Town in Suwon, where the new Gyeonggi Provincial Government Complex is located, are prime examples. These areas have demonstrated high subscription competition rates and price growth, proving their strong residential appeal.

A similar trend is observed in regional cities. In Sejong City’s 1st and 2nd residential districts, the living environment centered around the government complex is well established, resulting in high popularity. In Andong, North Gyeongsang Province, the residential complexes behind the administrative town have continued to attract demand since the relocation of the provincial government office. Around Jeju City Hall in Jeju, the concentration of public institutions and a legal district has led to active transactions, especially among genuine homebuyers.

A real estate expert commented, “Administrative towns are more than just clusters of government offices?they are prime locations that offer both stable employment and abundant living infrastructure. In particular, the short commuting times, excellent conditions for children’s education and convenience facilities make these areas highly preferred by actual homebuyers. In reality, not only in the metropolitan area but also in regional cities, complexes near administrative towns have often become the most prestigious residential areas, earning positive evaluations for their long-term asset value.”

Amidst this trend, ‘Chungju Yeonsu Gyeongnam Honorsville Center One,’ a new apartment complex being supplied for the first time in ten years in Yeonsu-dong, Chungju, North Chungcheong Province, where many public institutions are concentrated, is drawing attention.

This complex, supplied by SM Asset Development’s construction division in Yeonsu-dong, Chungju, North Chungcheong Province, will consist of four buildings with a total of 243 units, ranging from two basement levels to 29 above-ground floors. All units are designed in a single 84㎡ layout, which is highly preferred by buyers.

‘Chungju Yeonsu Gyeongnam Honorsville Center One’ is located near the administrative town where major public institutions such as Chungju City Hall, Chungju District Office, Chungju Branch Court, Chungju Tax Office, the planned police station, and fire station are concentrated. This location is considered ideal for securing demand from public institution employees and other stable homebuyers.

Furthermore, its proximity to industrial complexes such as Chungju Industrial Complexes 1 to 5, Chungju Megapolis, Chungju Dream Park, and the Biohealth National Industrial Complex makes it a prime live-work location, allowing residents of ‘Chungju Yeonsu Gyeongnam Honorsville Center One’ to enjoy a comfortable lifestyle without commuting stress.

Access to the city center is also convenient. Major roads such as Beonyeong-daero and Gukwon-daero provide easy access to downtown, while the KTX Chungju Station, Chungju Intercity Bus Terminal, and Jungbu Inland Expressway offer excellent regional transportation options. Residents also benefit from abundant living, cultural, and medical infrastructure, including Emart, Lotte Mart, CGV, and Konkuk University Chungju Hospital.

Directly in front of the complex is a children’s park of about 3,500㎡, and the low-density design with a building coverage ratio of 17% ensures wide spacing between buildings and ample green areas, allowing residents to enjoy a pleasant living environment surrounded by nature. Nearby facilities such as Daegami Sports Park, Tangeum Park, and Neungam Wetland Ecological Park also provide opportunities for relaxation in daily life.

The educational environment is also excellent. In addition to Chilgeum Elementary School located right in front of the complex, there are several middle and high schools, including Tangeum Middle School, Chilgeum Middle School, and Gukwon High School, as well as a cluster of private academies within a 1km radius, making the area highly attractive for families with school-aged children.

The interior design of each unit is also differentiated. Special features include a 5.7-meter wide living room and a large dressing room. The layout also ensures privacy, good views, and ample sunlight, while providing generous parking space of approximately 1.6 vehicles per household.

The absence of resale restrictions is another factor that adds value to this complex. Unlike metropolitan cities and similar areas where there is a six-month resale restriction period, Chungju is a non-regulated area, so subscription and loan conditions are relatively relaxed, and resale is possible immediately upon contract. As this is a rare new development in the highly sought-after original downtown, and with the freedom to resell, the complex is attracting strong interest from both genuine homebuyers and investors.

‘Chungju Yeonsu Gyeongnam Honorsville Center One’ is scheduled for occupancy in May 2028, and the model home will be located in the Yeonsu-dong area.
