Yeongdeungpo District Approves 800% Floor Area Ratio Redevelopment Plan for Daesun Flour Mill Area in Mullae-dong

High-Density 24-Story Office Building
Open Green Space to Be Created

On August 7, Yeongdeungpo District in Seoul (District Mayor Choi Hogwon) announced that it has approved the implementation plan for the 5th district of the Daesun Flour Mill urban renewal-type redevelopment Zone 1, located near Ace High Tech City in Mullae-dong. A 24-story office building is scheduled to be constructed on the site.

The project site covers 3,386.9 square meters in the area of 8-2, Mullae-dong 3-ga. It is currently an aging industrial zone where ironworks and vacant commercial spaces are mixed. The area is considered an ideal location for large-scale office development due to its excellent transportation and living infrastructure, including Yeongdeungpo Times Square, Yeongdeungpo Station on Line 1, and Mullae Station on Line 2.


The Daesun Flour Mill urban renewal-type redevelopment Zone 1 has been divided into seven districts since 2020, with projects underway in each. The 5th district completed both the integrated review and implementation plan approval just 10 months after the redevelopment plan was revised in August last year, allowing for rapid project progress.


This project will feature high-density development with a floor area ratio of 800.43%. Neighborhood living facilities will occupy the basement level and up to the 4th floor, while office facilities will be established from the 5th to the 24th floor.


An open green space of 731.58 square meters will be created on the west side of the building, providing a forest-like function within the city. The first floor will include exhibition and rest areas, and the fourth floor will offer an outdoor open space with views, offering local residents a pleasant place to relax.


The district expects this redevelopment to transform the aging industrial area into a modern office facility, significantly contributing to revitalizing the local economy and improving the urban environment.


Choi Hogwon, Mayor of Yeongdeungpo District, said, "This redevelopment project marks an important turning point, signaling a major transformation of the Mullae-dong ironworks area. We will do our utmost to support successful redevelopment and reconstruction projects through regulatory easing and swift permitting."
