The First 'The H' Premium Complex in Gwacheon
Development Boost from AI Special Zone and Urban Advanced Logistics Complex
Hyundai Engineering & Construction announced on August 5 that it will begin sales of 'The H Adelstar,' a new residential complex to be developed in Janggun Village, Juam-dong, Gwacheon, Gyeonggi Province, later this month. This is the first time the high-end brand 'The H' will be introduced in Gwacheon.
The H Adelstar will consist of nine buildings, ranging from three basement levels to a maximum of 31 above-ground floors, with a total of 880 units. Of these, 348 units with exclusive areas of 59 to 84 square meters will be available for general sale. The complex is mainly composed of small and medium-sized units, which are highly preferred by buyers. By type, there will be 60 units of 59㎡ Type A, 45 units of 59㎡ Type B, 29 units of 59㎡ Type C, 62 units of 75㎡, 16 units of 84㎡ Type A, 69 units of 84㎡ Type B, 47 units of 84㎡ Type C, and 20 units of 84㎡ Type D.

Although Janggun Village in Gwacheon is administratively part of Gwacheon, its actual living sphere is closer to Seocho. The area boasts excellent accessibility to Gangnam, with Yangjae Citizens' Forest Station on the Shinbundang Line, the Gangnam Circular Expressway, and Yangjae IC nearby. It is also equipped with natural and cultural infrastructure such as Yangjaecheon Stream, Maeheon Citizens' Forest, and Seocho Culture & Arts Park. Major retail facilities such as Costco, Emart, and Hanaro Mart are within walking distance. The complex is zoned for Yangjae Elementary School in Yangjae-dong, and the prestigious Gangnam 8 School District, including Youngdong Middle School and Eonnam High School, is also nearby, offering an excellent educational environment.
'The H Adelstar' is characterized by a product composition befitting a premium brand, from its design to its community facilities. The approximately 100-meter-high 'Sky Bridge' connecting two buildings will serve as a symbolic space offering panoramic views of downtown Seoul, embodying the high-end lifestyle pursued by The H brand.
The exterior features a curtain wall look. While a curtain wall look appears to be finished with full glass like an actual curtain wall (glass fa?ade) building, in reality, it is a design in which glass panels are attached to concrete walls to create a similar appearance. All units are primarily south-facing to maximize sunlight and views, and each unit type features specialized interior designs. High-end finishing materials will also be widely used.
The community facilities are also notable. The Sky Community will include a 'Sky Lounge' with panoramic views of Seoul and a 'Sky Guesthouse' for hosting visitors. The guesthouse will be available in various types, including studio, duplex, and terrace layouts.
Sports facilities will include a gymnasium with a half-court basketball court, a running track usable year-round, a sunken fitness center, GX room, Pilates room, as well as golf practice ranges and private shower and sauna facilities distributed across the basement levels. Cultural amenities such as the residents' cafe 'The H Lounge,' a specialized indoor playground 'H I-Sup,' a private cinema, and a party room will also be provided.
Various development benefits are also planned for the area surrounding the complex. In November last year, the Yangjae-dong area was designated as a 400,000-square-meter 'Artificial Intelligence (AI) Special Zone.' The area is expected to be developed into a hub for advanced industries based on AI, with active efforts to attract companies and establish an industrial ecosystem.
Additionally, the development of the Yangjae Urban Advanced Logistics Complex is planned. This smart compact city will feature buildings ranging from eight basement levels to 58 above-ground floors and will integrate logistics, office, commercial, residential, and accommodation functions.
A Hyundai Engineering & Construction representative stated, "Although the address is Gwacheon, the actual living sphere is much closer to Seocho, giving the location a clear premium. With the application of The H brand, the product composition, design, and finishes will all reflect a high-end residential environment."
The model home for 'The H Adelstar' will open later this month in the Yangjae-dong area of Seocho-gu, Seoul. Move-in is scheduled for September 2028.
