Seven Station Area Combined Redevelopment Sites Matched Together
The final sites have been selected for the Mini New Town and Station Area Redevelopment Projects in Bucheon, Gyeonggi Province, which are being promoted to revitalize the old downtown area.
On July 31, the city announced that, through a public contest held in March, it had selected two sites for the Mini New Town project: the area around Wonmi Elementary School in Wonmi-dong (163,483 square meters) and the area around Geukdong and Lotte Apartments in Simgokbon-dong (109,388 square meters). For the station area redevelopment project, the selected sites are the area around Sosa Administrative Welfare Center near Sosa Station in Sosa-dong (80,481 square meters) and the area around New Seoul and Woosung Apartments near Jungdong Station (90,938.5 square meters).
The city's Expert Selection Committee visited each site and conducted a comprehensive evaluation, considering the urgency and necessity of redevelopment and the feasibility of the projects, before making the final selections.
The Mini New Town project is an urban redevelopment model that aims to improve residential environments by developing deteriorated old downtown areas, where large-scale redevelopment has been difficult, on a metropolitan scale. The selected sites will receive benefits such as an upgrade in zoning to quasi-residential (up to 400%) and a relaxation of the floor area ratio up to 1.2 times the legal limit.
The Bucheon-type Station Area Redevelopment Project targets residential areas within 500 meters of railway station platforms, aiming to improve residential conditions in station areas through high-density development, such as zoning upgrades. It also seeks to address the lack of parks and parking lots by combining redevelopment with neglected areas of the old downtown. The selected sites will benefit from zoning upgrades to quasi-residential (floor area ratio up to 400%), various regulatory relaxations, and expedited administrative processes.
Additionally, the city has matched seven sites as combined redevelopment areas for the station area project. This approach involves combining two or more non-adjacent districts into a single redevelopment district for project implementation.
The three sites combined with the Sosa Station area are 110-21 Goean-dong (1,798.4 square meters), the area around 160-4 Goean-dong (3,522.6 square meters), and the area around 68-5 Wonmi-dong (1,666.6 square meters). The four sites combined with the Jungdong Station area are 608-1 Songnae-dong (462.6 square meters), 537 Simgokbon-dong (785.3 square meters), the area around 281-17 Wonjong-dong (2,971.1 square meters), and the area around 116-1 Wonmi-dong (2,547.4 square meters).
For the selected Mini New Town sites, the city aims to designate them as redevelopment promotion districts by the end of this year and to complete the establishment of the redevelopment promotion plan by next year. For the Bucheon-type station area redevelopment sites, including the combined sites, the city plans to complete the redevelopment plan by next year if landowners representing more than 50% of the property request the initiation of the redevelopment project.
Bucheon Mayor Cho Yongik stated, "We will actively support the Mini New Town and Bucheon-type station area redevelopment projects so that they can become successful models," adding, "We will do our utmost to dramatically transform the deteriorated residential environment and ensure balanced development between the new town and the old downtown."
