Lake Park and Subway Station Drive Premium in Housing Market... Cheonan IPARK City Embraces Both

In the real estate market, locations that combine "lake park" and "proximity to subway stations" are emerging as key factors in defining premium residential areas. These locations, which offer both a pleasant living environment provided by waterfront spaces and convenient transportation infrastructure, are becoming attractive options for both end-users and investors, driving up property prices in each region.


Gwanggyo New Town is cited as a representative example. Complexes near Gwanggyo Lake Park are within walking distance of either Gwanggyo Jungang Station or Kyonggi University Station on the Shinbundang Line, while also providing easy access to the park. In particular, complexes in the Gwanggyo Lake Park area have seen steady increases in sale prices due to high satisfaction among residents and the scarcity of such locations.


According to statistics from Real Estate R114, in June 2025, the average sale price for the 129㎡ unit type in "Gwanggyo Joongheung S-Class," which is within walking distance of both Gwanggyo Lake Park and Gwanggyo Jungang Station, was 55.94 million KRW per 3.3㎡. This figure is more than double the average sale price in Yeongtong-gu, Suwon, where the complex is located, which stood at 24.46 million KRW per 3.3㎡ during the same period. The combination of proximity to both a lake park and a subway station is driving not only resident satisfaction but also a significant price premium.


A similar trend can be observed in Goyang Ilsan. Complexes near Ilsan Lake Park maintain stable prices at a certain level, thanks to their excellent access to major stations such as GTX-A Kintex Station, Jeongbalsan Station, and Madu Station, as well as their proximity to the park. For example, the 84㎡ unit type in "Kintex One City M3," located near GTX-A Kintex Station, recorded a sale price increase of approximately 28.9% over the past five years.


In provincial cities, the combination of "lake park + proximity to subway stations" is also serving as an important criterion for price formation. In Cheonan Seongseong District, the close proximity of Seongseong Lake Park and the planned Buseong Station on the Seoul Metropolitan Subway Line 1 has attracted significant interest in newly launched complexes. Similarly, Daejeon Gapcheon District is gaining future value through the planned Ecological Lake Park and the planned route of Urban Railway Line 2. In Jeonju Ecocity, complexes near Saebyeong Lake, and those around Yongji Lake Park in Changwon, have also established themselves as high-end complexes representing their respective regions.


Industry experts note that such locations are not just about natural views or transportation accessibility. Rather, they function as lifestyle hubs where residents can enjoy both "urban relaxation" and "practical mobility." In particular, locations near parks are often designated as greenbelt or development-restricted zones, making new supply nearly impossible, which further increases their scarcity value.


As a result, the combined location of "lake park + proximity to subway stations" is becoming the standard for premium residential areas that guarantee sustainable asset value and quality of life, going beyond simply being popular locations. Since supply in these areas is limited, they are expected to remain key hubs leading local property prices in the future.


An industry official commented, "Locations that offer both a lake park and proximity to subway stations are a rare combination that fulfills both comfort and practicality as a residential area," adding, "As supply is limited, their scarcity and premium value will only strengthen over time."


Against this backdrop, HDC Hyundai Development Company is preparing to establish a large-scale branded town near Seongseong Lake Park, drawing attention from the market and consumers. The "IPARK" town, planned to consist of six complexes with a total of 6,013 units, is a rare branded mega-complex in Cheonan and is expected to emerge as a new residential hub in the area.


Starting with the already sold-out Seongseong 5th District "Cheonan IPARK City" (1,126 units), additional supply is being pursued in Budae 1st District (1,222 units) and Buseong 3rd, 4th, 5th, and 6th Districts. HDC Hyundai Development Company plans to apply premium landscaping, themed community spaces, and smart systems to each complex, creating a unified and complete branded city unique to "IPARK."


This branded complex development is creating synergy with the locational advantages of the Seongseong Lake Park area. In addition to the pleasant natural environment of the lake park, the nearby Buseong Station on Seoul Metropolitan Subway Line 1 is scheduled to open in 2029. Once the line opens, access to Pyeongtaek Jije Station (planned) on the GTX-A line will become even more convenient. Furthermore, plans are underway to extend the GTX-C line to Cheonan, raising expectations for future transportation premiums.


As residential demand in the Seongseong Lake Park area continues to grow, Cheonan City is also actively expanding living infrastructure to keep pace. Not only have sites for kindergartens and elementary schools been secured, but large commercial facilities, parks, and road network expansions are also gradually taking shape, which is expected to further enhance the convenience of living in the Seongseong Lake Park area.
