As apartment pre-sale prices across the country soar to unprecedented heights, both end-users and investors are facing increasing burdens in securing their own homes. This is largely due to the continued rise in raw material costs and labor expenses, as well as growing domestic and international economic uncertainties, which are expected to sustain the upward trend in pre-sale prices.
Additionally, legal factors such as the increase in standard construction costs, the mandatory implementation of zero-energy buildings, stricter regulations on inter-floor noise, and the requirement for electric vehicle fire response facilities are also exerting upward pressure on pre-sale prices.
According to an industry insider, in the current situation where there is a saying that "today is the cheapest day" for new apartments, prospective homebuyers may be wise to sign contracts for remaining units in pre-sale complexes with confirmed prices and reasonable value, rather than waiting for new projects where prices are expected to rise further.
In fact, pre-sale prices are rising steeply. According to a survey by Real Estate R114 and other sources, as of June, the national average pre-sale price reached 19.63 million won per 3.3 square meters, marking a 6.2% increase compared to the same period last year. Furthermore, compared to 2015, when the average was 10.23 million won per 3.3 square meters, the price of new apartment pre-sales has nearly doubled over the past ten years.
Data from the Housing and Urban Guarantee Corporation also shows that the current average pre-sale price in Seoul has reached as much as 46.07 million won per 3.3 square meters, indicating that the surge in pre-sale prices continues unabated and rises every year.
An industry official stated, "Given the reality of rapidly rising pre-sale prices and the high likelihood of further increases, it is advantageous to secure units from existing pre-sale sites that offer reasonable prices along with various benefits."
In Andong, North Gyeongsang Province, remaining units of "Triven Andong," which boasts an excellent location and product quality, are currently being offered on a first-come, first-served basis. The project consists of seven buildings ranging from four basement levels to a maximum of nineteen above-ground floors, with a total of 418 mid- to large-sized units (exclusive areas of 84 to 126 square meters).
The site currently offers the benefits of a non-regulated area, including a 5% down payment (around 20 million won until move-in), an initial contract payment of 5 million won, and unlimited transfer of pre-sale rights.

"Triven Andong" features a south-facing layout for all units, cross-ventilation design, a four-bay layout (except for some units), the introduction of the Kocom Home IoT system, alpha room storage, specialized kitchen designs such as "ㄷ"-shaped and island-type kitchens (84B/126P), and a variety of community facilities including a fitness center, golf practice range, Triven book cafe, small library, kids' station, and daycare center.
Recognized as Andong's first "education-specialized" apartment, "Triven Andong" will provide two years of free premium services from "Jongro M School" for residents' children. Full tuition support is available for one elementary or middle school child per household, and additional children receive a 50% tuition discount.
