Large-scale Complex with 1,080 Units and Han River Views to Be Built in Bon-dong, Dongjak-gu

Increase in Saleable Units Through Business Feasibility Adjustment Coefficient
Securing Han River Views with Eco-Friendly Design

A large-scale complex of 1,080 housing units with views of the Han River will be built in the Bon-dong area of Dongjak-gu, which was previously crowded with aging multi-family houses.


On July 20, the Seoul Metropolitan Government announced that the 7th Urban Planning Committee's delegated subcommittee had approved, with modifications, the decision on the maintenance plan and the designation of the maintenance zone for the Bon-dong District Public Redevelopment Project.

In the future, a large residential complex with 1,080 units (including 252 rental units) is expected to be built around 47 Bon-dong. As a result of applying the business feasibility adjustment coefficient under the "2030 Urban and Residential Environment Improvement Master Plan," the number of saleable units increased from 750 to 828, improving the project's business conditions.


In addition, an ecological green axis connecting the terrain-adaptive complex with surrounding parks and an open community space will be created. Considering the significant difference in elevation in the Bon-dong area, the city plans to place high-rise buildings in the low-lying areas and low-rise buildings on the hills, thereby forming a natural urban skyline and securing views of the Han River.


Furthermore, a straight visual corridor connecting Nodeul Station to the opposite side of the redevelopment zone will provide open views linking the city center, the Han River, and Yongyangbongjeojeong Park.

Public facilities necessary for daily life will also be included. The site will feature a children's park, a pedestrian-only path (public pedestrian passage) connecting the complex to the outside, and a senior care facility (daycare center).


The Bon-dong area was first selected as a candidate site for public redevelopment in March 2021. After planning, public inspection, and review, the zoning was upgraded from Type 1 General Residential Zone and Type 2 (7-story) General Residential Zone to Type 2 and Type 3 General Residential Zones.


Choi Jinseok, Director of Housing at the Seoul Metropolitan Government, said, "We expect that the area around 47 Bon-dong will become a model case for restoring urban landscapes, securing both public interest and business feasibility, and improving the residential environment through this maintenance plan."
