The Shinbanpo 19th and 25th complexes, along with Hanshin Jinil and Jamwon CJ Apartments near Jamwon Station on Line 3, will be transformed into a single complex with 629 units through an integrated reconstruction project.

The Seoul Metropolitan Government announced on July 20 that it had convened the 7th Urban Planning Committee's delegated subcommittee and approved, with modifications, the changes to the urban management plan, the redevelopment zone, and the redevelopment plan for the Shinbanpo 19th and 25th reconstruction project.


Located at 61-1 Jamwon-dong, Seocho-gu, the Shinbanpo 19th and 25th reconstruction project will integrate Shinbanpo 19th (242 units), Shinbanpo 25th (169 units), Hanshin Jinil (19 units), and Jamwon CJ Apartments (17 units) into a single complex for reconstruction. The new complex will be built with a floor area ratio of no more than 300%, comprising 7 buildings and 629 units, including 75 rental units. The maximum height will be 180 meters, and the tallest building is expected to be around 60 stories.


Although Shinbanpo 19th and 25th each established their own redevelopment plans in December 2018 and March 2022 respectively, residents expressed a desire for integrated reconstruction, leading to a proposal in December 2022 to merge the two redevelopment zones into one. However, by the second half of 2024, there had been no significant progress.

To expedite the project, the city proposed the Fast-Track Integrated Planning Advisory Project to residents, and the project passed the Urban Planning Committee's review just nine months after residents applied for the advisory project in November last year.


Hanshin Jinil (floor area ratio 252.84%) and Jamwon CJ Apartments (249.65%) are small-scale stand-alone apartments, and their high floor area ratios made reconstruction difficult. However, by integrating the four complexes, reconstruction became feasible, and the larger site area allowed for a more rational architectural plan.


A park will be created along the route from Jamwon Station to the Han River, which is expected to greatly improve pedestrian access for citizens who previously had to pass through narrow roads and apartment complexes to reach the river.


Choi Jinseok, Director of Housing at the Seoul Metropolitan Government, stated, "For small-scale complexes, it is inevitably difficult to promote reconstruction projects, but this is a case where residents have overcome unfavorable conditions by working together. We will continue to do our best to ensure the smooth progress of reconstruction projects and the steady expansion of housing supply."
