Nearly 40 years after its completion, the Godeok Hyundai Apartment complex in Gangdong-gu, Seoul, with 952 units, will undergo reconstruction.


On July 20, the Seoul Metropolitan Government announced that it had held the 7th Urban Planning Committee’s Rapid Integrated Planning and Maintenance Project Subcommittee, where it approved, with modifications, the maintenance plan decision, designation of the maintenance area, and landscape review proposal for the reconstruction of Godeok Hyundai Apartment in Gangdong-gu.


The site falls under Special Planning Area 17 within the Godeok Housing District Unit Plan Zone in Gangdong-gu. Previously, in July 2023, the city completed the rapid integrated planning process. Godeok Hyundai Apartment is located between Godeok Station on Line 5 and the planned Hanyeong Foreign Language High School Station on Line 9. The area is supported by surrounding infrastructure, including a commercial district with private academies to the north, Myeongil Neighborhood Park to the east, Gangdong Arts Center, and Gangdong Kyunghee University Hospital.


Godeok Hyundai Apartment is an aging residential complex that was completed in 1986, making it 39 years old. The current complex consists of seven buildings with 524 units. Under the new maintenance plan, it will be redeveloped into a residential complex with a floor area ratio of up to 300%, a maximum height of 49 stories (up to 158 meters), eight buildings, and 952 units (including 125 public housing units).


The width of Godeok-ro 62-gil on the west side has been expanded by 4 meters, and Gucheonmyeon-ro on the south side by 3 meters. Along Godeok-ro 62-gil, mid-rise buildings of 20 stories or less will be placed, and the building heights will gradually increase toward the center of the complex, creating a progressive skyline.


In particular, the open complex concept has been applied, opening up the perimeter of the complex and establishing public pedestrian pathways and visual corridors at the boundary between Godeok Hyundai Apartment and Myeongil Hanyang Apartment. This secures a pedestrian route and an open landscape connecting Godeok Station on Line 5 to Daemyeong Elementary School.


Additionally, a visual corridor will be added from Myeongil Neighborhood Park toward the site to ensure a harmonious urban landscape around the complex. Along Gucheonmyeon-ro, a street-level commercial building is planned to correspond with the new Hanyeong Foreign Language High School Station on Line 9, which is to be established in the area.


Choi Jinseok, head of the Housing Division at the Seoul Metropolitan Government, stated, "Starting with the reconstruction decision for Godeok Hyundai Apartment, the first rapid integrated planning project in Gangdong-gu, approximately 5,900 units (including about 930 public housing units) will be supplied across five complexes in the Myeongil-dong area, which is expected to contribute to revitalizing housing supply. We will continue to actively support the prompt progress of reconstruction projects in the Myeongil-dong area so that high-quality residential complexes can be created."
