Daechimido Designated as Maintenance Zone... Gangnam District Begins Full-Fledged Support for Association Establishment

With the designation and official announcement of Daechimido Apartment as a reconstruction maintenance zone by the Seoul Metropolitan Government on July 17, the Gangnam District Office (headed by Cho Sungmyung) will begin providing substantial administrative support, including the formation of a committee to establish the reconstruction association.

Located at 511 Daechi-dong, Daechimido Apartment is a large-scale complex completed in 1983, consisting of a total of 2,436 units. According to the maintenance plan, an additional 1,478 units will be added through reconstruction, transforming the site into a super high-rise residential complex with up to 49 floors and a total of 3,914 units. The existing 14-story complex is expected to not only improve the residential environment but also make a significant contribution to expanding housing supply within the Gangnam urban area.


The maintenance plan includes the installation of a multi-level pedestrian bridge and the securing of public pedestrian pathways to enhance internal and external connectivity within the complex. The multi-level pedestrian bridge crossing Yangjaecheon is expected to greatly improve pedestrian connectivity along Yangjaecheon as well as access to nearby academy districts.


The push for Daechimido Apartment's reconstruction began with the passing of a safety inspection (Grade D) in 2014, followed by the establishment of a maintenance plan, resident briefings, opinion gathering from the Gangnam District Council, and a review by the Seoul City Urban Planning Committee in 2017. However, the project was delayed for an extended period due to adjustments in the scale of the maintenance plan. Subsequently, the project gained momentum after being selected as a target for the Fast-Track Integrated Planning in 2022 and passing the review by the Urban Planning Committee's delegated subcommittee in March of this year.


In response, Gangnam District will support the establishment of the reconstruction association through public support and professional maintenance project management services, taking the designation of the maintenance zone as an opportunity. The series of procedures, including the formation of the committee and administrative support, will involve a current status survey, preparation of a list of land and property owners, holding resident briefings and speeches, conducting a preliminary committee chairperson election, drafting operating regulations, and applying for approval of the committee's formation.


Cho Sungmyung, head of Gangnam District Office, stated, "This designation as a maintenance zone is a turning point that goes beyond redeveloping the complex and will comprehensively improve the residential environment throughout the Daechi-dong area. We will continue to provide transparent and prompt administrative support based on residents' opinions."
