- Adjacent to redevelopment zones, benefiting from projects such as Seoul Station North Area and Yongsan International Business District
- Just 10 minutes to major business districts including Yeouido, Gwanghwamun, and Yongsan... Prime location for home-work proximity
As signs of overheating re-emerge in the Seoul real estate market, attention is shifting toward alternative residential products beyond apartments. The government has begun to enforce lending regulations on homes priced over 600 million won, and the Seoul Metropolitan Government is considering designating additional land transaction permit zones in the Han River Belt area, including Mapo, Yongsan, and Seongdong. As these regulations are strengthened, interest in alternative residential products with relatively lower entry barriers is increasing.
'Aicroite Mapo,' supplied in the Mapo and Gongdeok areas, is a two-room officetel with an exclusive area of 60 square meters or less (approximately 15 pyeong of actual space). It is attracting attention as a representative "regulation-free" product, offering benefits such as exclusion from the housing unit count and reductions in acquisition and capital gains taxes. It is also notable as a rare new offering in Mapo-gu, where new two-room officetel supply has been scarce in recent years. The actual investment amount starts in the 100 million won range, providing excellent price competitiveness.
In particular, Mapo-gu has seen little new officetel supply in recent years, making two-room units near Gongdeok Station especially scarce. As of May, the average apartment sale price in Mapo-gu exceeded 1.5 billion won, which is more than a 10% increase from the 2021 peak, continuing the record-high trend. As a result, residential officetels with relatively greater price accessibility are emerging as an alternative.
Location conditions are also a strength. The complex is situated near Gongdeok Station, where four subway lines?Lines 5 and 6, the Airport Railroad, and the Gyeongui-Jungang Line?intersect, forming a quadruple transfer hub. Furthermore, when the planned Manrijae Station on the Shinansan Line opens in the future, it will become a penta-hub and offer immediate station access, providing an exceptionally extensive transportation infrastructure within Seoul. It also offers easy access to the city's three major business districts: Yeouido (YBD), Gwanghwamun-Jongno (CBD), and Gangnam (GBD), making it highly attractive for those seeking proximity between home and work.
There are also numerous development benefits, including the planned extension of the Shinansan Line to Manrijae Station, the Seoul Station North Development Project, the Yongsan International Business District, and the Asia Silicon Valley (Yongsan Electronics District development). In addition, within a 1.5 km radius, residents have access to large supermarkets, hospitals, government offices, markets, and other amenities, as well as urban green spaces such as Hyochang Park and the Gyeongui Line Forest Park. The area is also surrounded by educational institutions, including Sookmyung Women's University, Sogang University, and Yonsei University, as well as elementary, middle, and high schools, making it attractive for those seeking proximity to schools.
The differentiated interior design is also noteworthy. Some units feature duplex layouts to maximize usable space, and LG's premium 'Objet Collection' appliances are provided free of charge. It is the only property in Mapo-gu to offer panoramic views of Namsan, Bukhansan, and the city. Community amenities such as a fitness center, screen golf practice facility, and rooftop garden are also available, enabling a relaxed urban lifestyle.
A sales representative stated, "A complex product that combines exclusion from the housing unit count, investment starting in the 100 million won range, trendy finishes, future value due to nearby development, a prime central Seoul location, transportation network, and living infrastructure is extremely rare," adding, "It will be a rational choice that reduces regulatory burdens while considering both end-user demand and rental income potential."
The promotional center for 'Aicroite Mapo' is currently operating on the first floor in Gongdeok-dong, Mapo-gu, and can be visited by appointment.
