The apartment market is rapidly shifting under the new government's real estate policy direction. In particular, there is growing interest in newly launched apartment complexes catering to actual demand, especially in areas with excellent accessibility to Seoul. Amid this trend, "Dietre The Riche II," located in the Imok District of Jangan-gu, Suwon, is attracting attention as a large-scale residential complex tailored for real residents, offering a balanced combination of transportation, education, and natural infrastructure.


This complex consists of 1,744 units in its second phase, and when combined with the 768 units from the first phase, it will form a brand town with a total of 2,512 units. Among the premium "Dietre" brand complexes supplied by Daebang Construction, it is highly regarded for its comprehensive location, which includes transportation, living infrastructure, and a natural environment.


This complex is a large-scale residential development focused on actual residents, equipped with the metropolitan transportation network of the Seoul Capital Area, living and educational infrastructure, and the premium of a large brand town. Random allocation subscription applications will be accepted for two days, from Monday, July 14 to Tuesday, July 15. Applications can be submitted through the subscription website, and the winners will be announced on Friday, July 18.


The Imok District has recently emerged as a highly preferred residential area in northern Suwon. In particular, Sungkyunkwan University Station (Subway Line 1) is within walking distance, and the area benefits from multiple metropolitan transportation networks, including the GTX-C line, the Shinbundang Line extension, and the Indeogwon-Dongtan Line. Buksuwon IC is located nearby, providing excellent accessibility to Gangnam by car. Additionally, there are planned sites for a kindergarten and an elementary school right next to the complex, raising expectations that it will become a highly sought-after "school zone" complex. Furthermore, the area is set to include a public library (planned) and is expected to attract large academies, making it a standout location for educational infrastructure.


"Dietre The Riche II" offers a variety of medium to large unit types, ranging from 84 to 141 square meters of exclusive area. The complex features extensive community facilities, including an indoor swimming pool, fitness center, sauna, golf practice range, book cafe, and children's library, as well as parking spaces at a ratio of 2.1 cars per unit, enhancing residential satisfaction. The complex also boasts a low building coverage ratio in the 12% range and nature-friendly landscaping, such as a fountain garden and a forest trail park, promising a pleasant living environment. In addition, a neighborhood park equivalent to about 10 soccer fields is planned nearby, allowing residents to enjoy a comfortable natural environment within the city and significantly increasing residential satisfaction.


Furthermore, the initial contract deposit is set at 10 million won, and the total contract deposit is 5%, reducing the financial burden. Resale before move-in is also permitted. Notably, if there are any changes to the contract terms after signing, such as a sales price discount or free options, the "Contract Safety Guarantee Program" will be temporarily implemented to retroactively apply the new conditions to existing contract holders. This is intended to allow initial buyers to confidently secure highly preferred floors.


An industry official stated, "After the recent regulations, buyers with reduced loan capacity are quickly moving to complexes that are exempt from these restrictions. Among the areas near Seoul with high expectations for price increases, 'Dietre The Riche II' in Suwon's Imok District, which offers a balance of metropolitan transportation and educational infrastructure, will attract even more attention as a subscription complex focused on actual demand."
