Recently, residential officetels featuring specialized balconies have been drawing significant attention. These properties are attracting interest in the presale market due to their enhanced space efficiency and added rarity value.
According to the Housing Act, a balcony is a service area that extends up to 1.5 meters from the building's exterior wall and is not included in the exclusive area. It is an additional space provided beyond the exclusive area, such as the living room or bedrooms, and is not counted toward the common area or contract area. Previously, balconies could not be installed in officetels, but since the Ministry of Land, Infrastructure and Transport revised the 'Officetel Construction Standards' in February last year, balconies are now fully permitted in officetels.
There has been a strong response from housing demand for officetels with balconies. In October last year, 'Mapo Epit Urbanic' in Ahyeon-dong, Mapo-gu, Seoul, gained attention as the first officetel in Seoul to feature balconies. Out of four types in this complex, three types sold out during subscription. In July last year, 'Dongtan Station Daebang Elium The Signature,' the first residential officetel in Dongtan New Town to introduce balconies, attracted 2,754 applicants for 88 units, resulting in an average competition rate of 31.3 to 1.
Against this backdrop, 'Cheongna Peakone Prugio,' a residential officetel with specialized balconies in Cheongna International Business District, Incheon, is set to launch sales in July, drawing attention.
'Cheongna Peakone Prugio,' the first supply complex in Cheongna International Business District, will be built on the B1 block of business land in Cheongna-dong, Seo-gu, Incheon. The complex will consist of four buildings, with five basement floors and 49 above-ground floors, offering a total of 1,056 units with exclusive areas of 84m² and 119m².
'Cheongna Peakone Prugio' has enhanced usable space through its balcony design. For the 84m² (about 25 pyeong) exclusive type, a balcony of approximately 20m² (5 to 6 pyeong) is included. As a result, the usable area expands to 104m² to 107m² (31 to 32 pyeong).
The effect of the balcony becomes even more pronounced with larger units. The 119m² (36 pyeong) exclusive type at 'Cheongna Peakone Prugio' features a balcony ranging from 24m² to 37m² (7 to 11 pyeong), increasing the usable area to 144m² to 157m² (43 to 47 pyeong). This differentiated product quality, previously unseen in officetels, significantly enhances residential value.
'Cheongna Peakone Prugio' is also highly regarded for its optimization for customization. Residents can freely utilize the balcony according to their preferences, such as for a home cafe, study room, playroom, or pet room. In addition, some units offer open ocean and city views from balconies as high as the 49th floor.
The diverse community facilities also stand out. 'Cheongna Peakone Prugio' plans to offer a variety of amenities, including a fitness club, golf club, G/X, sauna, laundry lounge, greenery cafe, kids' playroom, kids' station, residents' meeting room, greenery studio, private study room, private cinema space, party room, open kitchen, and guest house, as well as brunch service (planned). Each unit will also have a separate storage room.
High future value is also anticipated. Cheongna International Business District is being developed with a vision that harmonizes various spaces and designs. Notable nearby developments include Hana Dream Town (scheduled for 2026), Incheon Robot Land (scheduled for 2028), a medical complex town with research centers from KAIST and Harvard Medical School (planned for 2029), a video culture complex (planned for 2029), and Cheongna City Tower (planned). Additionally, the residential environment is expected to improve significantly with facilities such as Starfield Cheongna (scheduled for 2027) and Seoul Asan Cheongna Hospital (scheduled for 2029).
The transportation environment is also expected to be excellent. The complex is located about a five-minute walk from International Business District Station on Seoul Subway Line 7 (tentative name, scheduled for 2027), making it a prime location. The name 'Peakone' used in the complex brand signifies the one and only spot (ONE) at the peak (PEAK) of Cheongna International City, encapsulating the location value of Cheongna International Business District. It means that residents can enjoy the privileges of a fully developed international business district from the moment they move in.
The sales office for 'Cheongna Peakone Prugio' is located in Cheongna-dong, Seo-gu, Incheon, and is scheduled to open in July.
