Only One Apartment Unit Per 1,000 Residents Over the Next Four Years... Spotlight on "Yongin Prugio One Cluster 2·3 Complex"

As Yongin City continues to grow into a global semiconductor hub, a significant shortage of new apartment supply is expected to begin in earnest this year, leading to heightened demand for newly built apartments. As a result, it is anticipated that a large number of buyers will flock to landmark brand complexes that can represent the region.


According to Real Estate R114, the total number of apartment units scheduled for occupancy in Yongin, Gyeonggi Province, from this year through 2028 is 11,534 units over four years, which is less than the 11,678 units supplied in just one year last year. In particular, according to the Ministry of the Interior and Safety, Yongin's population last month was 1,092,000, meaning there is only one available unit for every 1,000 residents.


Future supply is expected to decrease even further. According to housing statistics from the Ministry of Land, Infrastructure and Transport, the number of housing permits issued in the Seoul metropolitan area as of May was 8,630 units, a 39.5% decrease from the previous month. Housing starts also dropped sharply to 9,157 units, down 50.1% from 18,352 units the previous month.


Given these circumstances, prospective buyers are moving quickly to secure landmark properties before a new-build premium is established. For example, despite being a massive complex with 1,681 units, the landmark "Yongin Prugio One Cluster 1 Complex" in Cheoin-gu?where a large-scale semiconductor cluster is being developed?sold out in a short period of time.


An official at S Certified Real Estate Agency in Cheoin-gu stated, "Yongin's population is steadily increasing, and with the expected large influx of people due to semiconductor development, there is a growing shortage of new apartments suitable for buyers. If the move-in shortage becomes even more severe in the future, the scarcity of new builds will increase, likely driving apartment prices up significantly. As a result, competition to secure the region's landmark properties is intensifying."

Amid these trends, inquiries about the landmark "Yongin Prugio One Cluster 2·3 Complex," which is expected to represent Yongin, are reportedly surging. The complex consists of a total of 2,043 units with exclusive areas of 59 and 84 square meters. As a follow-up to the 1 Complex (1,681 units), which achieved 100% contract completion in a short period, this new release will bring the total Prugio brand town to 3,724 units upon completion.


◆ No application of 6.27 regulations... No issues with mortgage loans for current homeowners


The complex is also evaluated as offering a reasonable sales price within the metropolitan area. The sales price for the 84-square-meter units starts in the upper 500 million won range, making it several hundred million won cheaper than the metropolitan area average. Because the announcement for tenant recruitment was completed before the 6.27 regulation was introduced, the stricter interim payment loan regulations do not apply, and even multi-homeowners are eligible for interim payment loans, attracting attention from investors. Furthermore, the complex is not subject to the third phase of the stress DSR (Total Debt Service Ratio), which was implemented in July, resulting in lower financial burdens.


Additionally, the complex offers benefits that significantly reduce the burden of contract payments. The down payment rate has been lowered to 5%, and the first installment is set at a fixed 5 million won. Units can be resold six months after the announcement of successful applicants, and notably, the resale period arrives before the interim loan contract is signed.


Yongin Prugio One Cluster 2·3 Complex is expected to directly benefit from the large-scale "semiconductor cluster" being developed in Cheoin-gu, Yongin. In the Wonsam-myeon area, SK Hynix is constructing the "Yongin Semiconductor Cluster General Industrial Complex," and in February of this year, the first fab (semiconductor factory) began construction on a 4.15 million square meter site. The remaining three fabs are also planned to be completed sequentially. In addition, in the Idong and Namsa-eup areas, Samsung Electronics plans to invest 360 trillion won to build six fabs and more as part of the "Advanced System Semiconductor Cluster National Industrial Complex," with construction scheduled to begin next year.


Notably, Yongin Prugio One Cluster is located next to National Route 45, which leads directly to the "Advanced System Semiconductor Cluster National Industrial Complex," and is also connected to Local Route 57, which leads to the "Yongin Semiconductor Cluster General Industrial Complex," providing excellent access to both major semiconductor clusters.


The combined total of 3,724 units across Complexes 1 through 3 highlights the strength of the Prugio brand in this large-scale development. All parking is underground, allowing the ground level to be developed as a park-style apartment complex, with landscaping accounting for approximately 40% of the site area. Landscaping amenities will be commensurate with the scale of the complex, including a central plaza, walking trails, exercise spaces, and playgrounds.


Exclusive community facilities for residents will include screen tennis, an indoor tennis practice area, an indoor gymnasium, a golf club, a fitness club, as well as a sauna, showers, study rooms, shared offices, and a kids' cafe. All units will feature only the highly popular 59 and 84 square meter exclusive areas, with designs that maximize space utilization, such as 4-bay layouts, pantries, and alpha rooms, depending on the unit type.


In addition, Jongno M School will open in Eunhwasam District, providing lectures in English, mathematics, and other subjects for elementary and middle school students. A 30% tuition discount will be offered for two years to children of residents. A public library, Namdong Library, is scheduled to be completed on an adjacent site before the complex is finished, allowing residents to enjoy reading and a variety of cultural activities.


Meanwhile, the model house for Yongin Prugio One Cluster 2·3 Complex is located in Dongcheon-dong, Suji-gu, Yongin (near Dongcheon Station on the Shinbundang Line).
