To encourage high-density development in the area around Dunchon-dong Station on Line 5, height restrictions will be eased and residential-commercial mixed-use developments will be permitted within the special planning district.

On July 10, the Seoul Metropolitan Government announced that it had held the 12th Urban and Architecture Joint Committee meeting and approved the revised proposal for the "District Unit Planning Area and Plan Determination (Amendment) around Dunchon-dong Station."


The target area consists of a mix of neighborhood living facilities along Yangjae-daero, a traditional market, and low-rise residential zones. The city first established the district unit plan in 2014. In response to changing conditions, including increased foot traffic following the move-in at Olympic Park Foreon in March, the plan has been reorganized to strengthen the area's role as a transit-oriented hub.


To ensure systematic management along Yangjae-daero, the district unit planning area will be expanded by approximately 100,000 square meters to the north, and functions supporting residents' daily lives?such as office and medical facilities?will be promoted as specialized uses. By abolishing the maximum development scale and relaxing use restrictions on office facilities, the city aims to encourage new construction and environmental improvements through active deregulation.


Within the special planning district, the existing ban on apartment complexes will be eased to allow residential-commercial mixed-use developments. The plan also proposes measures to secure public contributions that reflect local characteristics such as the traditional market, ensuring both high-density development around the station and public benefits. In the special planning district, building height limits will be relaxed from the current 60 meters to 90 meters.


In the interior area, facilities related to sports and education that reflect local demand will be designated as specialized uses. Around the food alley near the traditional market, parking requirements will be relaxed when introducing street-activating facilities such as restaurants.


To accommodate the increasing foot traffic, the main pedestrian corridors in the interior area will feature setback lines to ensure pedestrian safety. Additionally, building lines will be further secured to improve connections between large apartment complexes and the interior area within the district.


Cho Namjun, Director of Urban Space at the Seoul Metropolitan Government, stated, "This reorganization of the district unit plan around Dunchon-dong Station is expected to serve as a turning point, responding to the changing living environment in the area while simultaneously strengthening the core functions along Yangjae-daero and revitalizing the local commercial district."
