Penta-Station Area with Walking Access to Bubal Station
Excellent Educational Environment within Walking Distance to Ami Elementary School
HL DnI Hanla Co., Ltd. announced on July 7 that it will conduct a special supply for the "Bubal Station Apate Edition" apartments, which will be built in Ami-ri, Bubal-eup, Icheon-si, Gyeonggi-do, on July 8. Meanwhile, the model house located in Jungpo-dong, Icheon-si, saw a massive turnout of approximately 10,000 visitors over three days, including the weekend, as of July 4.
Following the special supply on July 8, first-priority applications will be accepted on July 9, and second-priority applications on July 10. The announcement of successful applicants will be made on July 17, and the contract signing will take place at the model house over three days from July 28 to July 30.
"Bubal Station Apate Edition" is a premium apartment complex located near SK hynix's Icheon headquarters, offering convenient access between home and workplace. The complex will consist of a total of 706 units. The majority of the units are 84 square meters in exclusive area, with some larger units of 115 square meters also available. Residents can walk to Bubal Station on the Gyeonggang Line, and with the planned expansion of rail networks such as GTX, KTX, and Sugwang Line, the area is expected to benefit from a "penta-station area" location.
"Bubal Station Apate Edition" consists of seven buildings, with three basement levels and 26 above-ground floors, totaling 706 units ranging from 84 to 115 square meters in exclusive area. Units with 84 square meters make up over 90% of the total, specifically: 319 units of type 84A, 286 units of type 84B, 41 units of type 84C, and 60 units of type 115. Move-in is scheduled for February 2028.
The complex is primarily south-facing and designed with slab-type layouts to maximize sunlight and ventilation, while the upper floors, reaching up to 26 stories, offer open views. Notably, the excellent accessibility to Bubal Station, a penta-station area, has led to expectations that this complex will become a central residential belt in Icheon-si.
The sale price is competitive compared to nearby market prices, and the complex is expected to provide genuine homeownership opportunities for end-users. A contract deposit of 10 million KRW is required, and both the second deposit and the entire interim payment are interest-free. The right to resell the apartment can be exercised six months after signing, making the complex attractive to both end-users and investors.
Located near Bubal Station on the Gyeonggang Line, which is emerging as a new residential area in Icheon, "Bubal Station Apate Edition" meets all the criteria of a premium apartment. SK hynix's Icheon headquarters is nearby, and the complex is within walking distance of Bubal Station, providing quick access to Pangyo and Gangnam Station. In addition, the opening of KTX, construction of the Sugwang Line (scheduled to begin in 2025), GTX-D line, and semiconductor lines (Dongtan-Bubal Line, Pyeongtaek-Bubal Line) are all anticipated, further enhancing the area's transportation infrastructure.
Furthermore, Icheon-si is developing residential complexes with about 3,900 units north of Bubal Station (covering approximately 520,000 square meters) and about 5,800 units south of Bubal Station (covering approximately 500,000 square meters), which is also a positive factor. The southern area, in particular, is expected to serve as a residential area supporting SK hynix. Once the Bubal Station residential area development plan is completed, a mini new town with nearly 10,000 units will be established. Last year, Icheon-si announced plans to create a "future experience center" in the Bubal Station area, considering the presence of SK hynix. If the plan proceeds as intended, Bubal Station is expected to rapidly rise as a central hub in southern Gyeonggi Province, equipped with a comprehensive transportation network including metropolitan subway, high-speed rail (KTX, SRT), and GTX, forming a true penta-station area.
The road network is also well-developed. Major roads such as Gyeongchung-daero, Iseopdaecheon-ro, and Seongnam-Icheon-ro surround the complex. In addition, the Seoicheon IC on the Jungbu Expressway and the Icheon IC on the Yeongdong Expressway provide convenient access to nearby Pangyo New Town and Seoul's Gangnam area. The second outer ring expressway for the Seoul metropolitan area is also planned for the future.
There are various convenience facilities nearby, including Hanaro Mart Bubal Nonghyup Sinhajeom, Icheon Jungang-ro Culture Street, Lotte Mart, E-Mart, and Gwanggo Traditional Market. Key facilities such as Gyeonggi Provincial Medical Center Icheon Hospital and Icheon City Library are also close by. Educational facilities are excellent as well, with Ami Elementary School within walking distance and Hyoyang Middle School and Hyoyang High School offering special rural admissions for residents' children. Icheon Sadong Middle School, Icheon Jeil High School, and Ihyeon High School are also in the vicinity. The natural environment is pleasant, with Hyoyang Mountain, Anhungji, Icheon Oncheon Park, Seolbong Park, and Bokha Stream Riverside Park nearby, and green spaces will be expanded in connection with a nearby children's park.
The complex maximizes sunlight and views through its south-facing orientation and provides open vistas by securing view corridors. About 60% of the building lines are designed as pilotis. The complex is developed as an "apartment park" (a compound word of apartment and park), with 35% of the site, or 13,818 square meters (about 4,180 pyeong), dedicated to green space. Each unit is allocated 1.6 parking spaces on average, reducing parking inconvenience.
To maximize space efficiency, the complex features specialized storage spaces (pantries and entrance storage) and wide layouts. The installation of wide elevators enhances comfort and convenience. It is also notable that heating pipes are installed in the master bathrooms of each unit. The 4-bay slab-type and tower-type layouts, combined with specialized pantries, improve kitchen comfort, and storage spaces are arranged to optimize movement and efficiency.
"Bubal Station Apate Edition" is also distinguished as an education-focused apartment. In May of last year, HL DnI Hanla signed a memorandum of understanding (MOU) with Oh Heonseok, CEO of Apptimizer, to provide "Apate-specialized customized premium education services." Through this partnership, AI-based Aptefit aptitude tests, career mentoring by Seoul National University students, and special lectures for parents and children are offered. Apptimizer, founded by Oh Heonseok, a professor in the Department of Education at Seoul National University, is a subsidiary of Seoul National University Technology Holdings.
Through the SLP PLUS platform, residents can access specialized non-face-to-face medical services without visiting a hospital. Various residential services such as home meal delivery, market services, and home care services are provided, and a dedicated resident concierge service will offer customized information tailored to residents' requests and needs via a call center.
Those who participate in the ongoing customer interest event on the website can receive a variety of information about the apartment sales.
