6 Billion Won Mortgage Cap Regulation Not Applied... Seoul Forest High-End 'Othier Foret'

The high-end branded apartment 'Othier Foret', located in the Seoul Forest residential area, officially opened its model house on Friday, July 4, and began its full-scale sales schedule.


Othier Foret is a reconstruction project of the Jangmi Apartment complex, situated in Seongsu-dong 1-ga, Seongsu-dong, Seoul, with KB Real Estate Trust participating as the project operator. The development consists of three buildings, with three basement levels and 20 above-ground floors, and will offer a total of 287 residential units. For this round of general sales, 88 units across eight types, ranging from 39 to 104 square meters of exclusive area, are available. Among these, eight units of the 59㎡A and 59㎡B types are designated for special supply through institutional recommendation, targeting national merit recipients, long-term service discharged soldiers, people with disabilities, and employees of small and medium-sized enterprises.


Othier Foret is the first apartment in Seoul to feature the high-end residential brand 'Othier'. Notably, the complex is exempt from the government's June 27 real estate regulation, which limits the maximum home mortgage loan amount to 600 million won. Since the recruitment announcement for residents was made before June 28, previous regulations will apply to interim payments, relocation loans, and balance loans. The rarity of being a high-end Seoul complex not subject to tightened loan regulations is drawing significant interest from potential buyers.


The special supply application will take place on Monday, July 7, first-priority applications on Tuesday, July 8, and second-priority applications on Wednesday, July 9. The announcement of successful applicants is scheduled for Wednesday, July 16, and document submission will be conducted over five days from Tuesday, July 22 to Saturday, July 26. The official contract signing period is set for three days, from Monday, July 28 to Wednesday, July 30.


Othier Foret boasts a prime location befitting its high-end brand. Situated in the Seoul Forest residential area, residents can easily access walking trails, an ecological park, and performance venues on foot, enjoying abundant cultural and leisure spaces. The area also offers a rich living infrastructure, including Atelier Street, Under Stand Avenue, Megabox, Hanyang University Hospital, and the Seongsu-dong cafe street. Numerous elementary, middle, and high schools?such as Gyeongil Elementary, Gyeongdong Elementary, Gyeongil Middle, Seongsu Middle, Gyeongil High, and Seongsu High?are also nearby.


The transportation environment is excellent as well. The complex enjoys a double-station location, with Seoul Forest Station on the Suin-Bundang Line within walking distance, and Ttukseom Station on Subway Line 2 also nearby. Major arterial roads such as Gangbyeonbuk-ro and Dongbu Expressway, which provide quick connections throughout Seoul, are easily accessible.


Approximately 1 km in a straight line from the complex is the Sampyo Remicon site, where a large-scale urban regeneration project is planned, combining cultural spaces, commercial facilities, residential, and public functions. The planned development of the Seongsu Strategic Maintenance Zone, promoted by the Seoul Metropolitan Government, is also a major positive factor, with plans for the renovation of aging residential areas, improvement of the urban landscape, and expansion of infrastructure.


The complex is oriented mainly to the south to maximize sunlight and daylight rights, and offers a wide variety of floor plans from 1.5-room to 4-room units, allowing for diverse lifestyle choices. The 59A, 74, 84A, and 104㎡ types feature a 4-bay flat layout, enabling cross-ventilation and a sense of openness. In addition, system air conditioning, induction cooktops, electric ovens, and dishwashers (excluding the 39 and 49 types) are provided.


Within the complex, a variety of community facilities will be established, including a fitness center and an indoor golf practice range, as well as specialized facilities such as a guest house.


The expected move-in date for Othier Foret is July 2027. The model house is located at The Sharp Gallery on Jagok-ro, Gangnam-gu, Seoul.
