Urban transformation is no longer driven solely by development plans or transportation infrastructure. Shopping is now reshaping cities and becoming the central axis of local communities. Premium outlets, which have evolved from simple retail spaces into complex commercial facilities encompassing culture, dining, and leisure, are even redefining the value of residential areas.


A prime example is Jang-an-eup in Gijang-gun, Busan. The "Busan Premium Outlet," located here, underwent a second-phase renovation in September 2023, expanding its retail space by 1.5 times. With the addition of over 270 brands, including Daiso, Olive Young, and Shake Shack, it has established itself as a leading shopping destination in the region. As a result, its annual sales last year increased by 13% compared to the previous year, reaching 327 billion won, firmly positioning it as a growth engine for the local economy.


This "commercial district premium" directly impacts residential areas as well. In fact, major complexes adjacent to premium outlets in Yeoju, Siheung, and Paju have seen increased demand and rising property values. For example, immediately after opening, "Hoban Verdium Central Park" near Siheung Premium Outlet set a new record price for 84-square-meter units. In the case of Yeoju, the area recorded a price increase of over 6%, even when the entire Gyeonggi region was experiencing a downturn, demonstrating a differentiated trend.


A real estate industry official stated, "Premium outlets not only stimulate local consumption but also attract outside populations and investment demand. In particular, residential complexes within walking distance are advantageous in terms of both everyday convenience and future value."


Against this backdrop, "Busan Jang-an District Woomee Lin Premier," supplied by Woomee Construction, is attracting attention as a location that can fully enjoy the benefits of the commercial district premium. This complex, located in Block B-1 of the Jang-an Residential Development District in Gijang-gun, Busan, will consist of four buildings ranging from two basement levels to 25 above-ground floors, offering a total of 419 units with exclusive areas between 59 and 84 square meters.


With "Busan Premium Outlet" located right in front of the complex, residents can enjoy shopping, dining, and cultural activities all within walking distance. The site is considered rare, offering both urban convenience and everyday relaxation.


The transportation environment is also excellent. Using Jwacheon Station on the Donghae Line, residents can easily access major hubs such as Centum Station and Osiria Station. The Busan Urban Railway Nopo-Jeonggwan Line (Phase 1) has also been included in the preliminary feasibility study, raising expectations for future development into a double-station area. In addition, access to the Donghae Expressway (Busan-Ulsan Expressway) via Jang-an IC provides outstanding connectivity not only to downtown Busan but also to nearby areas such as Ulsan.


A new elementary school is planned near the complex, and with Jang-an Middle School, Busan Jang-an High School, and Jang-an Jeil High School nearby, interest from parents with children is expected. The Southeast Nuclear Medical Center is also close, enabling quick access to medical services.


All units are designed to face southwest or southeast, ensuring excellent natural lighting and ventilation. The 4BAY flat-type layout maximizes indoor space utilization, providing a comfortable residential environment. Various community facilities will also be provided to enhance residents' satisfaction, including an indoor golf practice range, a fitness club, and Cafe Lin, supporting healthy leisure activities for residents.
