KCC Construction's "Opus Hangang Switzen" Model Home Opens to Large Crowds

The model home for "Opus Hangang Switzen," which is being offered for sale by KCC Construction through the Hangang Cinepolis industrial complex development project, continues to attract a steady stream of prospective buyers.


Even before the opening of the housing exhibition center, long lines of people hoping to enter had formed. The site was crowded with a diverse range of visitors, including families with young children, newlyweds, and middle-aged customers. The consultation area was bustling with visitors meticulously checking the interior design, product features, and subscription conditions.


Choi (45), a resident of Gochon-eup, Gimpo, said, "I am satisfied that the price ceiling system is applied, ensuring a reasonable sale price, and that the Stress DSR Phase 3 regulation does not apply. The unit was even more spacious than I expected, and I was impressed by the specialized design features such as the Hangang River view, landscaping, and community facilities. I plan to actively apply for the subscription."


Jo (36), a homemaker who visited the housing exhibition center from Tongjin-eup, said, "I like the pleasant residential environment as it is located along the Hangang River, and I was particularly interested in the fact that kindergartens, elementary, and middle schools will be established in front of the complex. With Seoul Subway Line 5 and Incheon Subway Line 2 expected to be nearby in the future, I believe the future value will be high."


"Opus Hangang Switzen" will consist of nine buildings with a total of 1,029 units, ranging from two basement levels to a maximum of 25 above-ground floors. All units are medium to large in size, with exclusive areas of 84 or 99 square meters. The distribution by exclusive area is as follows: 619 units of 84㎡A, 120 units of 84㎡B, 194 units of 84㎡C, 48 units of 99㎡A, and 48 units of 99㎡B.


The subscription schedule will begin with special supply on Monday, July 7, followed by first-priority applications on Tuesday, July 8, and second-priority applications on Wednesday, July 9. Winners will be announced on Friday, July 18, and the official contract period will run for three days from Tuesday, July 29 to Thursday, July 31. Anyone aged 19 or older, including household members, is eligible to apply, and homeowners can also apply nationwide. The resale restriction period is three years, but since the move-in date is scheduled for August 2028, resale before occupancy is possible.


In addition, because the tenant recruitment announcement will be made before June 30, 2025, DSR Phase 2 will apply at the time of move-in, resulting in relatively lower loan burdens. The contract terms include a fixed first down payment of 10 million KRW to ease the initial financial burden, and the price ceiling system is applied.


The complex is designed with a south-facing orientation and wide spacing between buildings to maximize sunlight and ventilation. A significant portion of the entire site will be landscaped to provide a pleasant living environment. Various nature-friendly landscaping concepts such as "Opus Central Park," "Story Alley," and "Palette Garden" will be introduced.


The interiors of most units are designed in a plate-type layout that allows for cross-ventilation, while tower-type units feature a dual-sided open layout to enhance openness and views. All units will have separated bathrooms for practicality and privacy, and every type will include an "alpha room" that can be used as a customizable space. Some units will feature specialized designs such as all-in-one utility rooms, open kitchens, and view-oriented dining areas to maximize space utilization.


The complex offers convenient access to Seoul and the greater metropolitan area via Hangang Cinepolis IC, Gimpo Hangang-ro, Jayu-ro, Olympic-daero, and the Seoul Metropolitan Area Circular Expressway. The extension of Seoul Subway Line 5 to Gimpo is currently undergoing a preliminary feasibility study, and the extensions of Incheon Subway Line 2 and GTX-D (both scheduled for 2035) are also in progress. Stations within Hangang Cinepolis that can be accessed on foot are included in the plans.


Within the complex, a public daycare center will be established, and a kindergarten and elementary and middle schools (planned) will be located directly in front of the complex. Gochon-eup, in particular, is adjacent to Seoul and is eligible for the special rural university admissions program, attracting significant interest from parents.


Commercial, office, and mixed-use sites are planned near the complex. Large retail facilities such as Emart Traders, Homeplus, Lotte Mart, and Gimpo Hyundai Outlet are all within a 10-minute drive.


Meanwhile, the model home is located in the Janggi-dong area of Gimpo.
