Amid ongoing uncertainty in the real estate market, a clear premium phenomenon is emerging in the nationwide branded apartment sector, drawing significant attention from both end-users and investors. This is because branded complexes from the top 10 construction companies are not only highly favored in the subscription market, but are also proving their value by recording price gains of several hundred million won within just one year of sale. This trend is even more pronounced in regional areas.
The strength of branded apartments is the result of multiple factors working in combination. First, branded apartments from major builders such as the top 10 construction companies boast high standards in construction quality, design, finishing materials, and community facilities, providing solid trust to buyers. The more unstable the market conditions become, the stronger the preference for proven brands tends to be.
Next, as homebuying sentiment weakens, buyers are increasingly inclined to focus on securing a single, high-quality property that excels in location, product features, and brand value, rather than owning multiple homes. Especially in regional areas, where the supply of large-scale branded apartments is relatively limited compared to the Seoul metropolitan area, the scarcity of newly supplied branded apartments naturally leads to higher subscription competition rates and the formation of premiums after move-in.
In fact, according to an analysis of data from Korea Real Estate Board's Cheongyak Home, 8 out of the top 10 complexes nationwide with the highest first-priority subscription competition rates last year (excluding cancellations by association members) were developed by the top 10 construction companies. Looking specifically at complexes with double-digit first-priority competition rates, 28 out of 50 in the Seoul metropolitan area (56%) and 19 out of 26 in regional areas (73%) were branded apartments from the top 10 builders, highlighting that brand power has an even greater impact in regional subscription markets.
Additionally, branded apartments are being traded at premiums of several hundred million won within just one year after supply. For example, according to the Ministry of Land, Infrastructure and Transport's actual transaction price disclosure system, the 84㎡B (18th floor) unit of 'Daegu Beomeo IPARK', which was sold in Daegu in April last year, was traded for 1.32 billion won last month. Considering that the initial sale price was around 1.06 billion won, this represents an increase of about 260 million won in just one year.
A real estate industry official stated, "In the case of Daegu Beomeo 2nd IPARK, which is about to be launched, the first phase, which sold out successfully last year, has seen a premium of over 200 million won within a year. As such, it is expected to attract attention as an investment destination with stable price gains in the future," adding, "In particular, since the sale price of Beomeo 2nd IPARK is set at around 1.1 billion won, an even greater premium is anticipated compared to Beomeo 1st IPARK."
'Daegu Beomeo 2nd IPARK', supplied through the Woobang Beomeo Town 2nd Housing Reconstruction and Maintenance Project, will consist of 7 buildings with 3 basement levels and 20 above-ground floors, offering a total of 490 units with exclusive areas ranging from 84㎡ to 178㎡. Of these, 92 units of 84㎡ will be available for general sale.
The Suseong-gu area, where the complex will be located, is expected to become home to an IPARK branded town in the future. Following the launch of 'Daegu Beomeo 2nd IPARK', additional IPARK complexes such as 'Beomeo Mokryeon' in Beomeo-dong and 'Suseong District 2nd Woobang Town Reconstruction' in Hwanggeum-dong will also be supplied in the area.
Notably, as this complex will be supplied as an IPARK branded apartment, all units will feature high-end finishing materials, providing a sophisticated residential environment. Every space inside the units, from interior design to windows, furniture, kitchens, and bathrooms, will be completed with premium materials, and the same specifications will apply to both general sales and association member units. As a result, residents can expect a higher level of satisfaction with their living environment.
In addition, careful consideration has been given to ensure a comfortable and convenient lifestyle for residents. Each unit will come standard with three system air conditioners (living room, master bedroom, and kitchen), allowing for a cool and pleasant indoor environment even during the hot summer months. Furthermore, generous parking space has been secured at 1.86 spaces per unit, enabling residents to enjoy a relaxed lifestyle without parking concerns.
More than 90% of the complex will feature south-facing, 4-bay flat layouts, maximizing natural light and ventilation, while open views within the complex will be secured through wind corridors and sight lines. Additionally, all unit types will include pantries and dressing rooms, and flexible layouts will allow residents to expand their space according to individual lifestyles.
Furthermore, a variety of community facilities befitting the IPARK brand will be established.
