'Paju Geumchon Kumho Eoullim,' a public-supported private rental housing complex that has attracted significant attention, will begin accepting applications through the 'Cheongyak Home' website on Monday, June 30.
'Paju Geumchon Kumho Eoullim' is a complex located in Geumchon-dong, Paju, offering a prime location with abundant living infrastructure. Even before its official opening, it has garnered high interest from potential residents. The complex stands out for its affordable rent compared to surrounding market prices (special supply: 80% or less of market rates, general supply: 95% or less), which helps reduce the monthly rental burden.
Additionally, residents can enjoy stable tenancy for up to 10 years, and annual rent increases are capped at 5% or less, further attracting genuine home seekers. The absence of additional tax burdens such as acquisition and holding taxes also adds to its appeal.
The location is another key advantage. The complex is within walking distance of Geumchon Station on the Gyeongui-Jungang Line, making it a prime transit area. It is also close to the Geumchon IC on the Pyeongtaek-Paju Expressway, providing convenient access to the Seoul metropolitan area and other regions. Furthermore, using Unjeong Jungang Station (GTX-A line), located about 6 kilometers away, residents can reach Seoul Station in just over 20 minutes.
The area boasts a wealth of living infrastructure. Geumchon Elementary School is nearby, ensuring safe commutes for young children, and other schools such as Munsan Middle School, Geumchon High School, and Jeil High School are also within close proximity. In addition, major amenities such as Tongil Market (a traditional market), E-Mart, as well as public institutions like Paju City Hall, Gyeonggi Provincial Medical Center Paju Hospital, and Geumchon Eoullim Center, are nearby, making administrative tasks and leisure activities convenient. By car, residents can easily access the infrastructure of neighboring areas such as Unjeong New Town and Ilsan.
A pleasant natural environment further enhances the value of the complex. Hakryeongsan Forest Park is within walking distance, while large green spaces such as Gongneungcheon and Geumchon Sports Park are also nearby, allowing for a relaxed lifestyle within the city. Within a 2-kilometer radius, various sports facilities, including Paju Stadium and Geumchon Multipurpose Indoor Gymnasium, are available, enabling residents to maintain a healthy lifestyle as part of their daily routine.
'Paju Geumchon Kumho Eoullim' also features excellent amenities befitting a new apartment. The complex is primarily oriented to the south, with wide spacing between buildings and open views, ensuring sunlight, daylight rights, and privacy. There are also ample buffer green spaces and landscaping to reduce noise. The entire complex is designed to be green-centered, with no vehicles on the ground level, providing both a park-like openness and enhanced safety.
The complex is mainly composed of small units in high demand, making it suitable for one- to two-person households, newlyweds, and seniors. In particular, specialized designs such as pantries, dressing rooms, and storage spaces have been introduced depending on the unit type, receiving positive feedback for their practicality and storage capacity.
A variety of community facilities are also planned. Amenities such as a fitness center, small library, mom's station, and daycare center will be included. In addition, a range of residential services focused on daily convenience will be provided, including childcare services, home care, coin laundry rooms, unmanned parcel lockers, and vehicle inspection services.
Meanwhile, applications for 'Paju Geumchon Kumho Eoullim' are open to any household member without a home (general supply) or any individual without a home (special supply) who is at least 19 years old and holds Korean nationality, even without a subscription savings account. Application submissions will be accepted on June 30 (Monday), winners will be announced on July 3 (Thursday), and contract signing will take place over four days from July 14 (Monday) to July 17 (Thursday).
The promotional center is located in Geumchon-dong, Paju, Gyeonggi Province.
