Securing Scenic View Corridors Toward Gwanaksan Mountain

The low-rise, aging residential area around 650 Sillim-dong, located at the foot of Gwanaksan Mountain, will be transformed into a residential complex with approximately 2,200 households.

On June 26, Seoul City announced that it has finalized the expedited integrated plan for the area around 650 Sillim-dong.

650 Sillim-dong Area to Be Reborn as Residential Complex with Over 2,200 Households Revitalization Plan for the Area Around 650 Sillim-dong. Provided by Seoul City

The target site is a deteriorated area located in a key landscape management zone that blends with the contours of Gwanaksan Mountain. Through this expedited integrated plan, the area will be reborn as a community-centered complex that revitalizes the Nangok alleyway commercial district. In the future, a residential complex with around 2,250 households in buildings up to 33 stories high is expected to be built here.

The city has incorporated three main principles into its urban regeneration plan to ensure that the site can become a driving force for the growth and vitality of the Nangok living area: creating scenic views that capture the landscapes of Gwanaksan and Mokgolsan; activating spaces to drive future regional growth and vibrancy; and improving infrastructure to provide residents with a safe and convenient living environment.

First, considering the valley-shaped topography of the site, a landscape axis will be established to secure views and wind corridors toward Geonu Peak on Gwanaksan and Mokgolsan. Additionally, a height plan that harmonizes with the hilly terrain and the existing urban area will be implemented to form a three-dimensional urban landscape.

The complex will be arranged in an open form so that Mokgolsan can be seen from Geonu Peak on the Gwanaksan Dulle-gil trail. A cross-shaped, 20-meter-wide open view corridor will be created inside the complex, allowing green landscapes to be viewed both inside and outside the site. Pedestrian paths within the complex, including public walkways along this corridor, will connect to the Gwanaksan Dulle-gil trail, establishing a green pedestrian network. In particular, the existing Type 1 and Type 2 (7-story) general residential zones will be upgraded to Type 2 general residential zones, and a skyline that harmonizes with the area will be created.

In addition, reflecting the area's characteristics such as the planned Nangok Line and the revitalized alleyway commercial district, the city plans to activate spaces that combine commercial, cultural, and leisure functions. Near the planned subway station, parks, public open spaces, and commercial facilities will be placed. The long-established alleyway commercial district will be relocated around Nangok-ro 26-gil to be linked with the future development of the Woorim Market.

The existing Mugunghwa Children's Park within the site will also be expanded. A complex community (communication) space that blends green areas with residents’ daily lives will be created, including connections to the Seoul-style kids caf? "The Nangok."

Infrastructure in the Nangok-ro area, where traffic congestion has been a constant issue, will be improved. The site is located in a valley formed by the foothills of Gwanaksan, which became Nangok-ro, and as residential areas developed around it, traffic congestion worsened. To address this, the alignment of roads in the Nangok-ro area will be improved, and intersections will be reorganized. Nangok-ro 26-gil, which connects the Nangok living area with the university district, will be expanded from the current mixed-use road for vehicles and pedestrians (8-10 meters wide) to a new bypass road with 2-3 lanes (13 meters wide) that separates pedestrian and vehicle traffic.

Cho Namjun, Director of Urban Space at Seoul City, stated, "Through the expedited integrated plan for the area around 650 Sillim-dong, we expect the Nangok living area to gain new vitality and contribute to the balanced development of Seoul as a whole."
