A New Residential Solution That Does Not Require Residents to Relocate
Aims to Improve Aging Facilities and Close the Price Gap with Surrounding Complexes
Hyundai Construction announced on the 25th that it has signed an agreement to launch a new large-scale renovation business aimed at improving the residential environment of Hillstate Complex 2 in Samseong-dong, Gangnam-gu, Seoul.
Unlike reconstruction or extension-type remodeling, this project allows construction to proceed without requiring residents to relocate. The advantage is that it can be applied to aging complexes where it is realistically difficult to carry out maintenance projects. The company explained, "This can serve as a practical alternative for complexes where maintenance projects are challenging due to various regulations and charges, such as reconstruction age limits, safety inspection requirements, and floor area ratio restrictions."

Hillstate Complex 2 in Samseong-dong, which signed the agreement, is a large-scale complex that has been completed for 18 years. Due to issues such as parking lot leaks, outdated facilities, and a lack of common area space, property prices have been lower compared to surrounding complexes. The company expects that this new project will help close the price gap.
The renovation of the complex's common areas will include improvements to exterior walls, main building entrances, landscaping, and shared facilities. New technologies such as underground parking systems, electric vehicle fire prevention equipment, and smart access control will also be introduced. For individual units, interior work such as structures to reduce inter-floor noise and high-performance windows will be offered to residents who wish to participate. While reconstruction projects typically require three years for construction and over five years in total, large-scale renovations usually take only six months to one year for construction, with the entire project completed in less than two years.
The residents' representative meeting will oversee the project, while Hyundai Construction will be directly responsible for design, administration, construction, and post-management. A Hyundai Construction representative stated, "This project is not only aimed at overcoming the limitations of the increasing number of aging apartments, but also offers a new residential solution that enhances both the quality of space and market competitiveness."
