The Gwangmyeong Yuseunghannaedeul Laforet, part of the Gureumsan District Urban Development Project in Gwangmyeong City, continues to generate strong demand in its discretionary supply subscription, raising expectations for a complete sell-out.
According to the Korea Real Estate Board, Gwangmyeong Yuseunghannaedeul Laforet attracted 231 applicants for 12 units of 83·93㎡ exclusive area in the fourth round of discretionary supply subscription held over two days on June 18 and 19, recording an average competition ratio of 19.25 to 1. The highest competition ratio was for the 83㎡A type, which reached 24 to 1.

Additionally, data analyzed by Real Estate R114 on pre-sale apartment prices from June 2024 to May 2025 shows that the average pre-sale price for an 84㎡ exclusive area apartment in Seoul reached 1,767,350,000 KRW, indicating a sharp upward trend.
In comparison, Gwangmyeong Yuseunghannaedeul Laforet stands out for its rational pricing, with units priced in the 800 million KRW range (average pre-sale price of 29 million KRW per 3.3㎡), which is approximately 1 billion KRW less than comparable apartments in Seoul.
Especially in the Seoul metropolitan area adjacent to Seoul, including Gwangmyeong, Gwacheon, and Seongnam, not only have apartment pre-sale prices surged, but transaction prices have also continued to rise, surpassing previous peaks.
