Transportation, Workplace Proximity, and Lifestyle Infrastructure... 'Anseong Ayang Youngmu Yedaeum' Opens July 4 in a Prime Location

As lifestyles continue to change, the criteria for choosing a place to live are becoming more segmented. There is a growing trend toward demand for "location-complete" residential complexes that satisfy a variety of conditions such as transportation, proximity to workplaces, and daily conveniences, rather than simply meeting a single requirement.

Location-complete complexes offer a high level of satisfaction for residents and, due to their scarcity and convenience, also provide excellent mid- to long-term investment value. In particular, areas where transportation and workplaces are nearby have the direct benefit of reducing commuting time and also have strengths in securing stable rental demand. There are not many regions within the Seoul metropolitan area that offer this structure.

Concerns about reduced supply are also growing in the market. According to Real Estate R114, the number of general housing units supplied in the Seoul metropolitan area is expected to decrease from approximately 84,000 units in 2024 to about 47,000 units in 2025. In Gyeonggi Province, supply is also projected to fall from around 56,000 units in 2024 to below 30,000 units in 2025. Analysts predict that as supply decreases, end-users will become even more discerning in selecting properties.

Amid these market trends, Anseong in Gyeonggi Province is attracting attention. Anseong is an area where the expansion of wide-area transportation networks, development of industrial belts, and improvement of daily infrastructure are all taking place simultaneously, allowing residents to enjoy daily life, commuting, and leisure activities all in close proximity.

At the center of this is the 'Anseong Ayang Youngmu Yedaeum' complex, which is set to open on July 4. This complex will consist of 288 units in buildings ranging from two basement levels to 25 stories above ground, all with a single 84-square-meter exclusive floor plan. It features a 4-bay cross-ventilation layout and a south-facing orientation, both preferred by end-users, as well as a design that minimizes above-ground parking. The application of the price ceiling system has also secured price competitiveness.

The Ayang District, where the complex is located, is a key area in the eastern part of Anseong that connects to the existing central living area of Dangwang District, and features a structure where lifestyle amenities and educational infrastructure are concentrated.

Residents can walk to major commercial facilities such as Emart, CGV, and Gyeonggi Provincial Medical Center Anseong Hospital. The educational environment is also excellent, with Baekseong Elementary School, the planned Anseong Middle School, Ayang Public Library, and a cluster of private academies nearby. In addition, natural infrastructure such as Ayang 2 Neighborhood Park, Almisan Park, and Anseongcheon Aronggae Cultural Park contribute to a pleasant residential environment.

The future value of the area is also notable. Nearby, the Dongsin Semiconductor Specialized Complex, Smart Corepolis, and Anseong Technovalley are planned, while Anseong General Industrial Complex No.1 and the planned Anseong Dongsin General Industrial Complex provide a solid base of demand. In terms of transportation, the development of wide-area transit networks such as the Metropolitan Inland Line, the planned Pyeongtaek-Bubal Line, and the Sejong-Pocheon Expressway is underway, which is expected to improve both accessibility and proximity to workplaces.

A representative of the sales team stated, "Anseong Ayang Youngmu Yedaeum is a complex with real advantages, offering both fast commuting and close daily conveniences," adding, "Because it is supplied in a location that connects transportation, workplaces, and daily life, it will be a meaningful opportunity not only for residents but also for those considering future value."

Meanwhile, the model home for Anseong Ayang Youngmu Yedaeum is located near Singeonji-dong, Anseong-si, Gyeonggi Province.
