At the end of this month, the last privately-participated public housing complex with the "Chopuma" advantage?meaning an apartment complex with an elementary school within its premises?will be released in Goduk International New City, Pyeongtaek, Gyeonggi Province. The complex is called Goduk Jayeon& HausD (Jayeon & hausD).
According to industry sources on June 20, Goduk Jayeon& HausD is a project developed by Gyeonggi Housing and Urban Development Corporation (GH) and constructed by Daebo Construction. The complex will consist of 517 units in total, with buildings ranging from one basement level to 23 above-ground floors. There will be 328 units of 84 square meters (types A, B, and C) and 189 units of 98 square meters. An elementary school site is planned directly in front of the complex, making it a true "Chopuma" where children can walk to school. Parking space for 1.5 cars per household has also been secured.
As the population of Pyeongtaek continues to grow, this complex is drawing attention. According to the Ministry of the Interior and Safety, the registered population of Pyeongtaek City was about 450,000 in 2014. As of March 2024, it had increased by more than 140,000 over ten years to 592,849. In the past four years, the city has seen a net inflow of more than 1,000 people per month. As a result, the population is projected to reach about 690,000 by 2027 and surpass 900,000 by 2040.
The city is also becoming younger at a rapid pace. As of 2023, there were 82,150 people in their twenties and 91,614 people in their thirties in Pyeongtaek, accounting for about 30% of the total population. In particular, the average age in Goduk-dong, where Goduk International New City is located, is 33.3 years, the lowest among 1,158 towns and neighborhoods in Seoul, Incheon, and Gyeonggi Province.
The influx of young people is supported by the direct employment of about 50,000 people at the Samsung Electronics Semiconductor Pyeongtaek Campus and the ecosystem of partner companies that support it.
In fact, major complexes that have been sold in Goduk New City reflect strong demand from actual homebuyers. "Goduk Xi Centro" and "Seohan Idam Grayton," supplied at the end of 2023, both sold out quickly, and "Keumseong Baekjo Yemiji," released in May 2024, also closed subscriptions in the first round.
Meanwhile, despite being a public housing project subject to price caps, Jayeon& HausD offers product quality and community facilities comparable to private apartments. In terms of transportation, the complex is expected to benefit from a wide-area transportation network, including the planned Seojeong-ri Station BRT line, Pyeongtaek Jije Station with access to SRT and KTX, and future connections to the GTX-A and C lines.
