On June 18, Gwangju City received a 'proposal for negotiations for the complex development of Gwangcheon Terminal' from Gwangju Shinsegae Co., Ltd. and officially began the negotiation process.


This project is a large-scale initiative to completely renovate the aging Gwangcheon Terminal and transform it into a complex facility that integrates a department store, hotel, cultural facilities, residential spaces, and office areas.


According to the proposal submitted by Gwangju Shinsegae, the development will cover a site of approximately 100,000 square meters at 49-1 Gwangcheon-dong, Seo-gu, with a total floor area of about 810,000 square meters. The buildings are planned to have seven underground floors and rise up to 47 stories above ground.


The existing passenger terminal functions will be relocated underground, while above ground, a new department store annex, hotel, cultural and office facilities, and residential complexes will be constructed, creating a multifunctional complex urban platform. Shinsegae plans to move forward with the project so that construction can begin as early as 2026.


In particular, a plaza and green space covering 7,800 pyeong will be created above the underground terminal, transforming the area into an open, citizen-centered space. The project is expected to significantly improve the convenience and operational efficiency of public transportation through pedestrian-friendly design and a smart technology-based terminal operation system.


Going forward, the city plans to complete preliminary negotiation procedures, including a traffic impact assessment, residential policy review, and appraisal, and finish negotiations in the second half of this year. Subsequent administrative steps, such as changes to the district unit plan, will then proceed in order.


Mayor Kang Gijung stated, "The Gwangcheon Terminal complex development project will become a new growth engine to energize Gwangju by increasing the urban population, attracting tourists, revitalizing the local economy, and creating jobs. We will ensure that the public and private sectors work together harmoniously based on the principles of speed, fairness, and transparency to achieve the best possible outcome."
