About 73% of Anyang Apartments Are Over 15 Years Old... Rare New Apartment 'Hohyeon Central IPARK'

It has been found that approximately 73% of apartments in Anyang have been occupied for over 15 years. As a significant portion of local apartments age, the need and potential demand for modern and convenient new apartments are increasing. In this context, interest among potential buyers in newly launched apartment complexes in Anyang is rising.


According to apartment occupancy data (excluding rental units) from Real Estate R114 Labs, of the total 149,480 apartment units in Anyang, 108,460 units?about 72.56%?are over 15 years old.


Amid this situation, a first-tier brand apartment is drawing attention with its new launch in Anyang, Gyeonggi Province. The project in question is 'Hohyeon Central IPARK' by HDC Hyundai Development Company. Supplied through the Shinhan Apartment reconstruction and maintenance project, the complex consists of seven buildings, with two basement levels and 29 above-ground floors, offering a total of 507 units. Of these, 144 units with exclusive areas of 55 to 84 square meters will be made available for general sale.


The expected move-in date for this complex is May 2028, and it is anticipated to attract strong interest from those seeking new construction. Recently, as the 'Eoljuksin' trend spreads, new apartments have shown higher price appreciation and greater price stability compared to older properties. In particular, the latest trends and systems are reflected in the design, ensuring strong product competitiveness.


There is a bus stop directly in front of the complex, with 10 bus routes (including M-bus) in operation, making transportation convenient. Various routes provide access to KTX Gwangmyeong Station and Anyang Station on the Seoul Metropolitan Subway Line 1, with all destinations reachable within three to five stops (about 10 minutes). Using the M-bus, residents can reach Sadang Station in Seoul directly in about 30 minutes without transfers. In addition, KTX Gwangmyeong Station offers diverse routes not only to Seoul but also to Yeongnam and Honam regions, providing convenient nationwide access.


'Hohyeon Central IPARK' also has excellent future value. Both Gwangmyeong Station and Anyang Station will benefit from new railway lines: the Shinansan Line (scheduled for 2026) and the Wolpan Line (scheduled for 2028). Once the Shinansan Line opens, it will take only four stops from Gwangmyeong Station to Guro Digital Complex and nine stops to Yeouido Station. Additionally, the Wolpan Line is scheduled to open at Anyang Station in 2028, and the express train on this line will enable travel to Pangyo Station in just five stops.


The road network is also excellent. By car, it is easy to access the nearby Gangnam Circular Expressway, the Second Gyeongin Expressway, and the Seohaean Expressway, making travel to Seoul and other areas in the metropolitan region convenient.


'Hohyeon Central IPARK' is attracting attention for its location, which offers outstanding transportation as well as a wide range of lifestyle infrastructure. Residents can easily access Anyang's major commercial districts, including Lotte Cinema, 2001 Outlet, Anyang Central Market, and Anyang 1st Avenue. Within a 2-kilometer radius, the Gwangmyeong Station living zone provides convenient access to shopping, cultural, and medical facilities such as IKEA, Lotte Mall, Costco, and Chung-Ang University Gwangmyeong Hospital. Nearby, there are also public amenities including Anyang Municipal Bakdal Library, Bakdal 2-dong Administrative Welfare Center, and Bakdal Complex Building, which houses a swimming pool, futsal field, table tennis room, and gym.


A real estate industry insider commented, "Anyang includes Pyeongchon, one of the first-generation new towns, so the proportion of old apartments is relatively high. Due to the aging of existing housing, there is steady demand for upgrading to new apartments, and since there has not been much new supply in recent years, new developments like 'Hohyeon Central IPARK' are considered rare."


The model home for 'Hohyeon Central IPARK' is scheduled to be set up in Iljik-dong, Gwangmyeong, near Gwangmyeong Station in Gyeonggi Province.
